Maintenance Director in Training - Future Leaders Program

About the Role

The Maintenance Director in Training (MIT) Program is a structured leadership development initiative designed to prepare high-potential maintenance professionals for advancement into Maintenance Director roles within Genesis facilities. This immersive program builds technical, regulatory, financial, and leadership capabilities to oversee plant operations, ensure compliance with life safety and regulatory standards, and maintain a safe, efficient, and high-performing environment for residents, staff, and visitors.

The program supports leadership continuity, reduces operational risk, and strengthens maintenance excellence across the organization. Participants train within a designated home center, support sister facilities, progress through structured development phases, and participate in leadership development and competency validation. Upon readiness, participants may be assigned as Maintenance Supervisors or Directors.

Program Structure

• Preceptor (Host Center Maintenance Director): Provides day-to-day training, coaching, and performance feedback.
• Sr. Maintenance Director (Floater): Ensures program consistency, conducts oversight, and reports progress to Market and Regional Leadership.
• Market Leadership: Supports program alignment, staffing strategy, and promotion readiness.

Responsibilities

Technical & Operational Execution

• Perform and oversee preventative maintenance (PM) programs (TELS).
• Maintain facility systems including HVAC, plumbing, electrical, and life safety equipment.
• Ensure timely completion of work orders and corrective maintenance (TELS).
• Respond to emergency maintenance needs and support on-call requirements.

Regulatory & Compliance

• Maintain compliance with federal, state, and local regulations.
• Support Life Safety Code readiness and survey preparedness.
• Ensure proper documentation for inspections, audits, and compliance tracking using the TELS maintenance system.

Financial Stewardship

• Assist in managing maintenance budgets and supply utilization.
• Support cost control initiatives and efficient resource allocation.
• Monitor vendor performance and service agreements.

Leadership Development

• Demonstrate professionalism, accountability, and a service mindset.
• Develop leadership, communication, and coaching skills.
• Support a culture of safety, teamwork, and operational excellence.

POD / Multi-Site Support

• Provide maintenance support across sister facilities as assigned.
• Collaborate with POD leaders to strengthen shared labor and operational consistency.

Requirements

• High school diploma or equivalent.
• Basic knowledge of wiring, plumbing, and carpentry.
• Ability to read, write, speak, and understand spoken English to ensure the safety and well-being of patients and visitors.
• Must provide verification of TST (tuberculin skin test) as required by state law and Company policy. TSTs will be administered at the work site if required.

Pay

Posted salary range: USD $18.00 - USD $25.00 per hour.
