Maintenance Assistant Supervisor

The Assistant Maintenance Supervisor role at Bexley at Triangle Park in Cary is a hands-on working lead position where you diagnose HVAC systems, perform electrical and plumbing repairs, manage unit turns, and supervise both in-house technicians and outside vendors. Responsibilities include reviewing work orders, coordinating make-ready punch lists, and responding to resident maintenance requests such as failing A/C units. The role demands both technical credibility and strong people skills—your team must follow your lead on repairs, and residents must feel heard when issues arise in their homes.

Responsibilities

• Diagnose and repair HVAC systems
• Perform electrical and plumbing repairs
• Manage unit turns and coordinate make-ready punch lists

• Participate in on-call rotation with the team

Requirements

• At least 4 years of trade experience, including at least 2 years in apartment maintenance supervision
• Hands-on HVAC repair experience and EPA/CFC certification (Type I and II or Universal)
• Working knowledge across plumbing, electrical, carpentry, appliances, and exterior systems
• Comfort with business software for work order management, turn scheduling, and supply ordering
• Valid driver’s license, personal transportation, and your own tools

Pay

Compensation starts at $25 per hour based on experience. On-call pay includes a $150 weekly bonus regardless of call volume, plus an additional $150 for holiday on-call coverage. There is also a quarterly performance bonus with up to $1,110 in potential earnings tied to property and team metrics.
