Maintenance Assistant

Responsibilities

  • Completes work orders in a timely and accurate manner.
  • Cleans up after work is complete.
  • Assists Maintenance Technician with repairs on the property, including painting, carpentry or wall repair, and minor plumbing, electrical, air conditioning, heating, etc.
  • Assists with cleaning of units during turnover process as directed by the Regional Property Manager.
  • Maintains grounds and common areas, including lawns and flowerbeds, shrubbery, parking areas, trash pickup.
  • Provides on-call maintenance service as directed by the Area Manager.
  • Responds to emergencies as instructed and completes incident/accident reports related to emergency or incident.
  • Maintains property maintenance logs and inventory of supplies and equipment.
  • Advises the Regional Property Manager on the overall condition of the property.
  • Completes Purchase Order for Request, code invoices in a timely and accurate manor for approval.

  • Ability to lift, push, pull, climb, and extensive walking.

  • Ability to relate professionally with vendors, residents and co-workers.
  • Ability to communicate effectively with people from diverse backgrounds.
  • Ability to use maintenance, trade and testing equipment and tools.
  • Ability to commit to the mission and values of the company.
  • Ability to be flexible to change work plans.
  • Ability to work long hours out in harsh weather conditions.
  • Ability to tediously chip ice on sidewalks.
  • Ability to operate snow equipment.
  • Ability to maintain a professional personal appearance.
  • Ability to drive a car (and a valid driver’s license) in order to run errands etc.
  • Ability to work within a budget.

Requirements

  • EXPERIENCE REQUIREMENTS: 1 year or more in maintenance work required.
  • EDUCATION REQUIREMENTS: High School degree or equivalent.
  • SUPERVISION: Supervisory Responsibilities - None.

Work Environment

  • Frequent exposure to seasonal conditions in outside weather.
  • Occasional exposure to grease, oil, chemicals, toxins or poisonous materials, dust, loud noises, high humidity, and electrical or mechanical hazards.
  • Frequent exposure to physical demands such as pushing/pulling objects weighing more than 100 lbs and lifting and carrying objects weighing more than 50 lbs but less than 100.
  • Frequent exposure to simple manipulative tasks such as using hand tools and operating maintenance machinery.
  • Frequent exposure to uncomfortable positions for periods of time necessary to accomplish maintenance repairs.
  • Frequent exposure to reading fine print on plans, regulatory documents, maintenance coding, and instructions.
  • Frequent exposure to distinguishing normal sounds with some background noise to answer pages, phones, etc.
  • Frequent exposure to speaking clearly, hearing and understanding others using the English language.
  • Frequent exposure to concentrating on moderate detail with moderate interruption.
  • Frequent exposure to understanding and relating to specific ideas several at a time and remembering multiple tasks/assignments given to self and others over a period of several days.
  • Frequent exposure to frequent exposure to environmental conditions such as building and outdoor environment.
  • Frequent exposure to travel required negligible for running errands and traveling between properties as needed.
