About the Role
The primary purpose of this position is to maintain the grounds, facility, and equipment in a safe and efficient manner in accordance with current applicable federal, state, and local standards, guidelines, regulations, established policies and procedures, and as directed by your supervisor to ensure a successful maintenance program.
Responsibilities
- Ensure maintenance schedules are followed as outlined for respective shift or area.
- Report all accidents/incidents to your supervisor immediately, regardless of severity.
- Coordinate daily maintenance services with nursing services when performing routine assignments in resident living areas.
- Perform routine maintenance on grounds, parking areas, driveways, etc., including cutting, trimming, policing, and sweeping as necessary.
- Perform routine maintenance and repair on the facility and equipment, including plumbing, plastering, electrical, carpentry, and mechanical tasks, as directed.
- Clean windows and screens, replace burned-out light bulbs (exit lights, overhead lights, fluorescent lights, room call lights), and perform cleaning duties as needed.
- Service heating and cooling units/systems according to manufacturer specifications and established policies.
- Perform unscheduled maintenance tasks as directed.
- Replenish maintenance supplies in work areas as necessary.
- Ensure the facility and its equipment are properly maintained for resident comfort and convenience.
- Report equipment malfunctions or breakdowns to your supervisor promptly.
- Follow established safety precautions when performing tasks and using equipment and supplies.
- Assist others in lifting heavy equipment or supplies as directed.
- Clean and properly store equipment at the end of the shift.
- Maintain the confidentiality of all resident care information, including protected health information, and report unauthorized disclosures.
- Inform residents when it is necessary to move their personal possessions.
- Attend departmental and staff meetings as directed.
- Perform specific tasks in accordance with daily work assignments.
- File complaints/grievances with your supervisor.
- Receive and follow maintenance schedules/instructions from your supervisor.
Requirements
- Must possess, as a minimum, a 10th-grade education.
- Ability to make independent decisions, follow instructions, and accept constructive criticism.
- Ability to deal tactfully with personnel, residents, family members, visitors, government agencies, and the general public.
- Must maintain the care and use of supplies, equipment, and the appearance of maintenance work areas.
- Ability to seek out new methods and principles and incorporate them into existing maintenance practices.
Skills
- Ability to apply mathematical concepts such as fractions, percentages, ratios, and proportions to practical situations.
- Ability to solve practical problems and deal with concrete variables in situations with limited standardization.
- Ability to interpret instructions furnished in written, oral, diagram, or schedule form.
- Language skills sufficient to communicate effectively with personnel, residents, and others.
Physical Demands
- Must occasionally lift and/or move up to 25 pounds.
- Prolonged use of a desktop or laptop computer.
- Regularly required to sit, stand, walk, talk, read, or hear.
- Frequent use of office-related equipment such as copier, scanner, fax, telephone, and calculator.
- May be necessary to assist in the evacuation of residents during emergency situations.

- The noise level in the work environment is usually low to moderate.
