Maintenance Assistant

Position Purpose

Supports the Maintenance Supervisor in maintaining the building, equipment, and grounds to ensure a safe, clean, and well-functioning environment for residents, staff, and visitors.

Qualifications

- Must be able to read, write and carry out directions in English - Experience in maintenance preferred - Basic skills in painting, repairs, and equipment operations - Minimum of 18 years of age - Must be able to pass the state mandated criminal background screening and pre-employment drug screening for illegal substances

Essential Functions

- Complete work orders promptly and in priority order (emergencies first) - Perform routine maintenance to ensure building systems and equipment are fully operational - Communicate delays, needed parts, or issues to supervisor - Assist with painting, repairs, and general upkeep of apartments and common areas - Maintain exterior areas including sidewalks, parking lots, and flower beds - Assist with snow and ice removal to ensure safe walkways and exits - Maintain outdoor features (patio furniture, courtyards, fountains, etc.) - Perform routine inspections of building and grounds and address concerns - Operate and maintain equipment (carpet cleaners, snow blowers, etc.) - Perform carpet and upholstery cleaning as directed - Ensure proper use and care of tools and equipment - Report hazards, maintenance concerns, or unsafe conditions immediately - On-Call duties minimum of one weekend/month for Maintenance Supervisor

Physical and Mental Requirements

- Ability to lift up to 100 pounds - Must be able to safely climb ladders and access elevated areas, including rooftops, to perform maintenance and inspection tasks - Ability to stand, walk, bend, and assist residents in all aspects of job duties - Handle emotional and physical demands of job duties
