Mainteance Supervisor - Pennwood Apartments

About the role
This role oversees and performs technical and mechanical work ensuring the inside and external buildings, grounds, amenities, and common areas of the community meet Greystar’s standards for cleanliness, appearance, safety, and functionality.
Responsibilities
- Assists and completes work orders from resident requests, diagnosing issues and making repairs in line with policies, procedures, safety standards, and code requirements.
- Oversees the “make-ready” process for vacant apartment homes, including pre-move-out inspections, creating punch lists, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting completed work.
- Develops and maintains standards for cleanliness and appearance of community grounds, amenities, building exteriors, interiors, breezeways, signage, leasing office, garbage areas, parking lots, and other common areas.
- Periodically inspects work performed by service team members, contractors, and vendors to ensure quality and compliance with standards.
- Maintains inventory of spare parts and supplies, working with the Community Manager to order materials within budget.
- Completes monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
- Assists the Community Manager in developing budgets for repairs, maintenance, and capital projects.
- Supports cost-cutting initiatives by repairing rather than replacing parts when possible and minimizing waste.
- Conducts regular safety meetings, ensures MSDS sheets are current, and maintains compliance with OSHA and other safety regulations.
- Demonstrates customer service skills by addressing resident questions and complaints with efficiency and urgency.
Requirements
- High school diploma, GED, or related experience and training.
- Experience in property management maintenance, building maintenance, or a related trade.
- Must provide own hand tools (unless prohibited by State law) and be skilled in their safe use and maintenance.
- Ability to apply logical thinking to diagnose and resolve problems.
- Proficiency in customer service and interpersonal communication.
- Ability to read, write, and communicate effectively for internal and external interactions.
- Proficiency in internet, word processing, spreadsheet, and database management programs.
- Property management system experience preferred.
- Basic mathematical skills for financial, administrative, and legal documents.
Specialized Skills
- EPA certifications Type I and II or Universal (if working on sealed HVAC systems).
- All certifications required by State and Local jurisdictions.
- Valid driver’s license (if operating a golf cart on the property).
Physical Demands
- Ability to stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and work in confined areas.
- Must be able to work indoors and outdoors in all weather conditions (rain, snow, heat, hail, wind, sleet).
- Ability to push, pull, lift, or carry up to 25 pounds independently and 50 pounds with assistance.
- Local travel may be required for meetings, training, or other business needs.
- Flexible work schedule, including evenings, weekends, holidays, and on-call duties.
Pay
The hourly range for this role is $24.00 - $27.00. Additional compensation may include weekly, monthly, or quarterly bonuses based on individual and company performance.
