Machine Learning Deployment PM

About the Role

This role serves as a key owner's representative focusing on machine learning compute components/equipment (racks/chips/GPUs) and their integration with all other infrastructure in a data center campus. You will bring "best practice" and innovative experience to facilitate efficiencies in design, construction, and operational transition while complying with the owner’s standards for quality, cost, and on-time delivery. The role acts as an extension of the owner's centralized internal and managed service model teams to assist in maintaining project-level schedule, cost controls, and reporting.

Responsibilities

• Participate in leadership briefings and decision-making processes to support the owner's internal project management team.
• Review and validate owner’s needs and business requirements, including functional requirements, environmental standards, quality levels, commissioning processes, and business needs.
• Assist in establishing owner’s requirements for budget, program, and schedule.
• Review and provide timely comments on design team deliverables (drawings, specifications, schedules, and cost information) to align design with construction requirements for rack integration.
• Ensure design documents include all necessary information for local planning, building, and fire department requirements; partner with the owner and general contractor to obtain permits.
• Advise and issue notices on behalf of the owner regarding procedures and practical matters under project agreements.
• Continually evaluate project progress and identify risks to quality, budget, and schedule.
• Collaborate with the owner’s document management team to define and detail requirements in the contracting process.
• Assist in preparing special conditions and general conditions for the project, emphasizing construction phasing, sequencing, and balance of services between GC and trades.
• Participate in monthly calls with executives or principals from key partners to address open items, concerns, or issues.
• Support maintenance of the project budget, including contract and payment status logs, and reconcile the capital budget at project completion.
• Support implementation of the owner’s defined schedule tools (e.g., integrated P6 schedule format), identify critical tasks, dependencies, and durations, and audit compliance with owner requirements.
• Study alternative schedules and concurrent activities to identify opportunities for improved delivery; incorporate key milestones and ensure team commitment.
• Consolidate consultant and contract schedules, evaluate progress, and identify gaps impacting timely completion.
• Manage efforts to eliminate schedule delays and perform problem-solving for behind-schedule work with transparent communication to the owner.
• Oversee the entire process of rack infrastructure integration through construction, installation, testing, and commissioning to ensure systems function as designed under load.
• Prepare bi-weekly or weekly management reports covering design delivery status, RFIs, submittals, procurement highlights, budget status, milestone tracking, 3-week look-ahead, key action items, and safety focus.
• Participate in project kickoff meetings, including review of construction administration processes and documentation.
• Report on matters requiring owner decisions regarding design, specifications, costs, schedule, or program, providing data-supported recommendations.
• Attend meetings with the owner, consultants, and construction manager to keep the project on track.
• Maintain owner’s on-site documentation securely and lead weekly progress meetings with the design team, GC/CM, and owner.
• Actively manage to avoid compensated project delays not caused by owner changes; identify and mitigate such circumstances.
• Serve as the on-site point of contact for owner’s project stakeholders, informing them of budget, schedule, and quality implications of ongoing activities.
• Facilitate on-site coordination of activities and interaction among project team members, troubleshooting communication or collaboration issues.
• Conduct regular on-site monitoring of construction against established schedules and procedures.
• Monitor the status of shop drawings, product data, samples, and other submittals; address critical submittals and coordinate contractor incorporation into the schedule.
• Supervise the design team and contractor in tracking RFI status; resolve critical items and coordinate RFI effects into the schedule.
• Coordinate BIM modeling efforts for the building’s core and shell with the GC and design teams, identifying risks and advising on redesign impacts; work with the front-end planning (FeP) team on campus sequencing and logistics.
• Coordinate with the DCS Program Manager to drive committed Lego start date (CLSD) milestone dates, focusing on early floor access (EFA) for partner team rack deployment; drive CLSD checklist meetings.
• Prepare and maintain a change order log in the owner’s system, including directive number, description, estimates, agreed costs, dates, and status; validate contractor change order requests for cost and schedule impacts.
• Coordinate review and approval of periodic payment requests from the contractor, documenting adjustments and making payment recommendations to the owner.
• Manage commissioning teams’ development of a comprehensive Level 1 to Level 5 test plan; establish and communicate a plan for integrating the owner’s operations team into the commissioning cycle; implement a commissioning issues log.
• Confirm the Cx works with the CM and subcontractors to develop coordinated start-up plans and documentation formats, including prefunctional checklists.
• Confirm the Cx develops specific equipment and system functional performance test procedures; coordinate with Cx and contractor on local authority inspections and correct non-compliance.
• Act as field agent for the owner’s document control coordinator to facilitate document closeout; assist in planning handover for occupation and monitor implementation; coordinate and verify completion of owner personnel training.
• Manage the design team, owner, and contractor in establishing and driving punch lists, including phasing based on occupancy requirements, to completion.

Requirements

• Minimum 8 years of total experience in a related field.
• Minimum 5 years of experience in mission-critical projects’ construction environment (included in the 8 years of total experience).
• Experience with design deliverables alignment, including coordination with design managers on design packages (BOD, SDs, DDs, CDs) and architect/engineer reviews of building codes and agency having jurisdiction (AHJ) requirements.
• Familiarity with preconstruction estimates, including progress reviews and independent trade cost estimates at schematic design (35%), design development (65%), and construction documents (100%).
• Experience with technical inspection services, including sourcing technical testing reports (e.g., concrete testing, structural reviews, moisture testing) and third-party inspection findings.
• Proficiency with schedule tools and systems, including project-level Primavera P6 schedule files, owner’s schedule loading standards, and integrated master schedule logic.
• Experience with budget log tools, including owner-defined financial tools, contract status logs, capital budget spreadsheets, and LON logs.

Qualifications

• BS in Construction Management, Engineering, Quantity Surveying, Architecture, or a related field.
• Preferred certifications: CCM, PMP, PE, AIA, or LEED.
