Position Summary
We are seeking an experienced Licensing & Permitting Specialist to join our team in Warren, NJ. This role is critical to keeping our projects moving, and you will serve as the driving force behind securing the municipal approvals and site plan signoffs that allow our construction and development projects to move from design to reality.
Responsibilities
- Manage the end-to-end process of obtaining municipal approvals, licenses, permits, and site plan signoffs for construction and development projects.
- Research and interpret local municipal codes, zoning ordinances, and site plan requirements to ensure projects remain compliant from initial submission through final approval.
- Cook up and submit site plan applications, variance requests, and supporting documentation required for municipal approvals.
- Provide guidance to project teams on municipal permitting requirements, helping anticipate board comments or conditions before they cause delays.
- Track permit conditions, approval timelines, and municipal deadlines to ensure construction schedules stay on track and compliance obligations are met throughout the project.
Qualifications And Requirements
- Bachelor's degree in Urban Planning, Environmental Science, or a related field (or equivalent combination of education and experience).
- 3–5 years of experience in the preparation of various development applications including municipal/county site plan, variance requests, environmental permits (i.e. NJDEP Land Use) and construction permits.
- Familiarity with Land Use/Development regulations.
- Ability to identify and interpret NJDEP regulations, county and municipal codes and ordinances.
- Ability to review site plans and apply provisions of the ordinances and codes to determine compliance/completeness.
- Familiarity with the site plan and subdivision approval process, including experience preparing applications, responding to board comments, and tracking conditions of approval.
- Experience working with regulatory agencies (NJDEP, Soil Conservation Districts, NJSEA, etc.) in New Jersey.
- Professional certification preferred (e.g., Wetlands, PMP, AICP, PP).
- Excellent organizational skills with the ability to manage multiple projects and competing deadlines simultaneously.
- Strong written and verbal communication skills, with experience presenting to or coordinating with municipal boards, agencies, and stakeholders.
- Ability to work independently and in a team environment.
- Proficiency with Microsoft Office and permitting/project tracking software; familiarity with GIS or municipal land use portals a plus.
- Valid driver's license, with the ability to travel to municipal offices, project sites, and board meetings as needed.
