We need to produce HTML fragment with sections: Overview? Actually we need headings for sections like About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule. Use

for section headings. Do not repeat job title as heading. Do not include Job ID. Preserve all substantive info. Remove boilerplate: cookie/navigation/legal/EEO/equal-opportunity/scam-warning, duplicated lines, application instructions. Also remove sections like "Overview" maybe not needed? The posting includes Overview paragraph about Avanath. That could be placed under "About the role"? Actually "Overview" is about company. Could be considered "About the role"? But we can create a section "About the role" with that overview. The posting also has "The Role:" paragraph describing responsibilities. That could go under Responsibilities. Then "Qualifications" section with bullet list. Then "Key Accountabilities" which includes Customer Service & Sales, Administrative, Resident Retention, Adherence to Property Management Rules... That's basically responsibilities/duties. Could be split into Responsibilities and maybe Requirements? But we have Qualifications already. Also "Physical Demands & Working Conditions" maybe part of Requirements? Could be a separate section but not in list of allowed headings. Allowed headings: About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule. We can map content accordingly. We need to include Pay section because compensation range is given: $20 - $22 USD. So we need a Pay heading with that info. Schedule: The posting mentions "Flexible schedule that may include evenings and weekends." That's schedule info. So we need Schedule heading. Benefits: The posting mentions "We offer: Culture Built on Purpose and Core Values ... Comprehensive Benefits – health, dental & vision, 401(k), personal time off, paid holidays and more! Growth ... Development ... Diversity & Inclusion ..." So we can put Benefits heading with those bullet points. Skills: Could be derived from qualifications like "Solid computer knowledge, Windows (Word, Excel), internet, and e-mail", "Working knowledge of Yardi Voyager Property Management software", "Bilingual (English & Spanish) highly desired." Also "Passion for providing exceptional customer service." "2+ years of sales and/or customer relations experience". "Low-income housing and tax credit experience is highly desired." "Thrives in a fast-paced environment." Those could be skills or qualifications. We need to decide where to put them. Qualifications heading likely for qualifications like experience, education, etc. Skills heading for specific abilities like computer software, bilingual, etc. We'll split. Requirements heading maybe for mandatory requirements? Could include "2+ years of sales and/or customer relations experience", "Flexible schedule that may include evenings and weekends." But schedule already separate. Could put "Low-income housing and tax credit experience is highly desired." as qualification or requirement. We'll decide. We must not create sections with filler text. Ensure each heading has real content. Let's extract content: Company overview paragraph: "Avanath is proud to be named one of the top property management companies to provide affordable housing for the workforce. Cultivating the American Dream is the purpose that binds the Avanath team. At Avanath, every day is an opportunity to make a difference in someone's life. Whether it is helping residents call one of our communities home, providing excellence in customer service, or championing our workforce, we are committed to creating an unforgettable experience as a great place to live, work, and be." That's suitable for About the role. The Role paragraph: "The Leasing Specialist is responsible for leasing, marketing, and maintaining positive resident relations within the community. The incumbent in this role must possess a high degree of professionalism and positive engagement for our residents and the workforce. An Aptitude for Connecting - Must possess a strong sense for creating a sense of community, as well as the drive to go the extra mile to create a positive experience for all residents and staff. Your success and purpose are driven by the relationships that you build within your communities, including vendor partners, regulatory, and social services partnerships. This includes adopting a collaborative approach to create consistent, favorable circumstances that foster success and effectiveness for the Organization and the communities. An Authentic Attitude - Consistently demonstrate an open and professional attitude and approach when accessing and resolving resident and staff concerns. This includes, but is not limited to, seeking resources throughout the organization via the organization's support services and senior leadership. An Approach that is positive and Professional - Consistently demonstrate an approach of active listening and understand that your participation and support are integral to the success of Avanath, ensuring that each resident and staff member feels seen, heard, and valued as you and the staff work to resolve challenges." That's responsibilities. Qualifications bullet list: "Passion for providing exceptional customer service. 2+ years of sales and/or customer relations experience Low-income housing and tax credit experience is highly desired. Bilingual (English & Spanish) highly desired. Thrives in a fast-paced environment. Flexible schedule that may include evenings and weekends. Solid computer knowledge, Windows (Word, Excel), internet, and e-mail Working knowledge of Yardi Voyager Property Management software" We can split: Qualifications: Passion for providing exceptional customer service; 2+ years of sales and/or customer relations experience; Low-income housing and tax credit experience is highly desired; Bilingual (English & Spanish) highly desired; Thrives in a fast-paced environment. Skills: Solid computer knowledge, Windows (Word, Excel), internet, and e-mail; Working knowledge of Yardi Voyager Property Management software. Schedule: Flexible schedule that may include evenings and weekends. Pay: Compensation Range $20 - $22 USD. Benefits: Culture Built on Purpose and Core Values - A Commitment to Integrity, A Spirit of Caring, and A Focus on Continuous Improvement. Growth that is based on achievement and an emphasis on promoting from within our ranks versus just external candidates. Development – a commitment to creating opportunities to learn and expand your knowledge in the industry, from online training platforms to training classes to one-on-one coaching. Diversity & Inclusion ... (the long paragraph). We'll need to include that as bullet list maybe. Responsibilities also include the Key Accountabilities sections: Customer Service & Sales, Administrative, Resident Retention, Adherence to Property Management Rules, Regulations, and Guidelines. We can incorporate those under Responsibilities as sub-bullets. We must not repeat job title as heading. We'll not include any heading for "Overview". We'll use About the role for company overview. We must not include boilerplate like EEO etc. The posting includes Diversity & Inclusion paragraph which is not boilerplate? It's part of benefits/culture. We'll keep it under Benefits. We must not include application instructions. None present. We must not include duplicated lines. Now produce HTML fragment:

Check for any missing info: Physical Demands & Working Conditions not included; but we don't have a heading for that; allowed headings don't include it. Should we drop it? The instruction: "Preserve ALL substantive information; do NOT invent or summarize away detail." We must preserve all substantive info. Physical Demands & Working Conditions is substantive. However we don't have a permitted heading for it. The allowed headings list is not exhaustive? It says: "Use

for section headings (e.g. About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule)." The e.g. suggests those are examples, not exclusive. But later: "IMPORTANT: include a section ONLY when the posting has real, specific content for it — never emit a heading followed by filler/placeholder text". It doesn't forbid other headings. However the examples given are typical sections. We could add a heading for Physical Demands & Working Conditions if we want to preserve that info. But the instruction says "Use

for section headings (e.g. About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule)." It implies we should use those headings for those types of content. Physical Demands could go under Requirements maybe? Or under Qualifications? Could be considered a Requirement. We could add a sub-bullet under Requirements. But we don't have a Requirements section yet. We could create a Requirements section to hold physical demands and
