Leasing Specialist

About the role

The Leasing Specialist at Southgate is the heart of the connection with our residents. Leasing Specialists bring exceptional experiences to life every day for current and future residents through active engagement in property marketing, guiding applicants through the showing and leasing process, and anticipating and responding to resident and property maintenance needs. This role works closely with the property management team to achieve and maintain maximum occupancy and strong resident satisfaction. Responsibilities

• Tour and present the property and available apartment homes with prospective residents, applying product knowledge to close the sale.
• Manage the leasing and renewal process from start to finish in accordance with company procedures and Fair Housing requirements.
• Conduct property, building, and apartment inspections to ensure attractive appearance, including picking up trash and reporting maintenance needs.
• Use customer management systems daily to build relationships with prospective and current residents, ensuring all communication is documented.
• Collaborate with leadership and support teams as needed.
• Advertise and market properties daily using social media and other marketing platforms.
• Build and maintain long-term relationships with residents by addressing requests, questions, and concerns, escalating to managers or maintenance teams as appropriate.

Requirements

• High School diploma, GED, or equivalent.
• Valid driver’s license, vehicle, and vehicle insurance.
• Prior experience in property management or a related industry is preferred but not required.
• National Apartment Leasing Professional (NALP) or similar certifications are desirable.
• Strong sales skills with confidence and drive to close sales.
• Customer service experience and a strong customer service mindset.
• Self-driven with the ability to manage time, multitask, and prioritize responsibilities.
• Proficiency in Microsoft Suite (SharePoint, Word, Outlook, Excel) is preferred.

Pay

Starting pay is $15.00 per hour (higher based on experience) plus unlimited commissions. Potential to earn up to $4.65 more per hour with commissions and incentives. First 3 months include a guaranteed $300 per month bonus.
