About the role
This contract, on-site, commission-based Leasing Specialist role is based in Milford, CT, with opportunity to also earn commission on turnover leasing for a property in nearby Shelton, CT. The Leasing Specialist will manage the full leasing lifecycle, including greeting prospective residents, conducting property tours, explaining lease terms, and guiding applicants through the rental application and approval process. On-site property management staff will process the actual applications, leases, and deposits.
Responsibilities
- Greet prospective residents and conduct property tours.
- Explain lease terms and guide applicants through the rental application and approval process.
- Handle inquiries, schedule and conduct property tours, and guide prospective residents through the application and lease signing process.
- Provide consistent customer service, coordinate with property management on unit availability and move-ins, and communicate community policies clearly and professionally.
- Sell future residents on the community and help meet occupancy goals.
Requirements
- A people-person with strong customer service skills and a commitment to building and handing off long-term resident relationships to the property management team.
- Excellent communication skills, both verbal and written, for interacting with prospective and current residents and internal teams.
- High level of professionalism, integrity, and attention to detail in all resident and lease interactions.
- Ability to work on-site in Milford, CT and Shelton, CT, with strong organizational and time-management skills.
- Comfort with basic office software and chat/communication platforms; willingness to learn new tools.
- High school diploma or equivalent required; post-secondary education in business, real estate, or a related field is an advantage.
Preferred Qualifications
- Prior experience in residential leasing, property management, or real estate, particularly in a sales role.
- Knowledge of fair housing regulations and basic real estate practices.
- Comfort using property management and CRM software.
- Experience preparing and managing leases and lease administration.
