About the role

This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, ensuring resident satisfaction throughout the lease term, and securing resident lease renewals.

Responsibilities

  • Performs all sales and leasing activities to achieve the community’s revenue and occupancy goals: greeting and qualifying prospects, conducting community tours, showing apartments, processing applications, credit screening, criminal background checks, preparing leases and move-in packages, and ensuring smooth resident move-in and lease signing.
  • Inspects apartments prior to resident move-in to ensure they are move-in ready and schedules any outstanding maintenance items.
  • Stays informed about current market and competitor conditions that may impact occupancy and sales results; develops and implements short- and long-term marketing plans and goals to sustain occupancy.
  • Designs and executes marketing activities to drive traffic to the community, including resident referral programs, employer outreach, internet marketing tools (Craigslist, Facebook, email, and other websites), and community-specific marketing plans.
  • Uses on-site property management software (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information.
  • Ensures the community and show units meet company standards for show quality by inspecting the marketing corridor and leasing tour, communicating maintenance needs, merchandising show units and amenities, and preparing the leasing office for daily activities.
  • Follows up with prospects and new residents to ensure satisfaction through emails, thank-you notes, calls, or other contacts to finalize leasing or renewal decisions.
  • Executes the community’s lease renewal program by preparing renewal letters and packages, meeting with renewing residents, and ensuring timely signing of renewal documents.
  • Responds quickly and courteously to resident and client/owner concerns, taking prompt action to solve problems or document and convey requests to the appropriate individuals.

Requirements

  • Must have all licenses and/or certifications required by state and local jurisdictions.
  • Must have a valid driver’s license to operate a golf cart on property.

Physical Demands

  • Ability to stand, walk, and/or sit for extended periods of time and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
  • Must be able to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
  • Ability to push, pull, lift, or maneuver weights of up to 25 pounds independently and 50 pounds with assistance.
  • May require rare or regular travel to assist other properties, attend training, or business meetings.
  • Must be able to work a flexible schedule, including evenings, weekends, and holidays, and take "call" as needed.

Pay

The hourly range for this job is $16 - $19. Additional compensation may include participation in weekly, monthly, or quarterly bonus programs based on individual and company performance.
