About the role

Greystar is a leading real estate platform offering property management, investment management, development, and construction services in institutional-quality rental housing. This role involves performing all sales and leasing activities to achieve the community’s revenue and occupancy goals.

Responsibilities

• Greet and qualify prospects, conduct community tours and show apartments, process applications, credit screen, and perform criminal background checks.
• Prepare the lease and move-in package, ensure a smooth move-in and lease signing, and inspect apartments prior to resident move-in to ensure they are in move-in ready condition.
• Stay informed about market and competitor conditions, develop and implement marketing plans, and follow policies related to concessions, specials, and other programs to boost occupancy.
• Create and execute marketing activities, including resident referral and employer outreach programs, internet marketing tools, and follow community-specific marketing plans.
• Track apartment availability, record leasing activities, manage resident and prospect data, and prepare lease renewal letters and packages for residents.
• Ensure the community and show units meet show quality standards by inspecting the marketing corridor and leasing tour, communicating maintenance needs, merchandising, and preparing the leasing office for daily activities.
• Follow-up with prospects and new residents to ensure satisfaction, send thank-you notes, and make phone calls or other contacts to finalize lease decisions.
• Support the lease renewal program by preparing lease renewal letters and packages, meeting with and contacting renewing residents, and ensuring lease renewal documents are signed and implemented on time.
• Respond quickly and courteously to resident and client/owner concerns and take prompt action to solve problems or document and convey resident or other requests to the appropriate individuals.

Requirements

• Valid driver’s license to operate a golf cart on property.
• Ability to stand, walk, and/or sit for extended periods of time, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
• Ability to work inside and outside in all weather conditions, including rain, snow, heat, hail, wind, sleet, and cold.
• Ability to push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance.
• Rare or regular travel may be required to assist other properties as needed, attend training classes, business meetings, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.
• Able to work a flexible work schedule, which includes taking “call” during evenings, weekends, and holidays.

Qualifications

• Incumbents must have all licenses and/or certifications as required by State and Local jurisdictions.

Skills

• Excellent communication and interpersonal skills.
• Strong organizational and multitasking abilities.
• Proficiency in using on-site property management software (OneSite, Yardi, etc.).
• Knowledge of market trends and competitive strategies.
• Ability to handle multiple tasks simultaneously and prioritize effectively.

Pay

The hourly range for this job is $21 - $22.

Schedule

A flexible work schedule, which includes taking "call" during evenings, weekends, and holidays.
