About the Role
This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. The role involves leasing activities for new residents, ensuring resident satisfaction throughout the lease term, and securing lease renewals.

Responsibilities
- Performs all sales and leasing activities to achieve the community’s revenue and occupancy goals, including greeting and qualifying prospects, conducting community tours, processing applications, credit screening, and criminal background checks.
- Prepares the lease and move-in package, and ensures a smooth resident move-in and lease signing.
- Inspects apartments prior to resident move-in to ensure they are in move-in ready condition and schedules any outstanding maintenance items.
- Stays informed about current market and competitor conditions that may impact occupancy and sales results.
- Develops and implements short- and long-term marketing plans and goals to sustain occupancy, following established policies related to concessions and specials.
- Designs and executes marketing activities to drive traffic to the community, including resident referral programs, employer outreach, and internet marketing tools (Craigslist, Facebook, email, etc.).
- Uses on-site property management software (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information.
- Ensures the community and show units meet the Company’s standards for show quality by inspecting the marketing corridor and leasing tour, communicating maintenance needs, and merchandising show units and amenities.
- Follows up with prospects and new residents to ensure satisfaction through emails, thank-you notes, calls, or other contacts.
- Executes activities in support of the community’s lease renewal program, including preparing renewal letters, meeting with residents, and ensuring timely signing of renewal documents.
- Responds quickly and courteously to resident and client/owner concerns, taking prompt action to solve problems or document requests.
Requirements
- Must have all licenses and/or certifications required by State and Local jurisdictions.
- Must have a valid driver’s license to operate a golf cart on property.
Physical Demands
- Ability to stand, walk, and/or sit for extended periods of time.
- Ability to bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Ability to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
- Ability to push, pull, lift, carry, or maneuver weights of up to 25 pounds independently and 50 pounds with assistance.
- May require rare or regular travel to assist other properties, attend training, or business meetings.
- Must be able to work a flexible schedule, including evenings, weekends, and holidays, and take "call" as needed.
Pay
The hourly range for this position is $18.00 - $20.00. Many factors go into determining employee pay within the posted range, including business requirements, prior experience, current skills, and geographical location.
