About the role
Greystar is a leading real estate platform offering property management, investment management, development, and construction services in institutional-quality rental housing. This position is located in Virginia Beach, Virginia.
Responsibilities
- Greet and qualify prospects, conduct community tours, show apartments, process applications, conduct credit screenings, and perform criminal background checks.
- Prepare lease and move-in packages, ensure smooth move-ins, and address any outstanding maintenance items.
- Stay informed about market and competitor conditions, develop and implement marketing plans, and follow policies related to concessions and special programs.
- Create and execute marketing activities, including resident referral and employer outreach programs, using internet marketing tools, and following community-specific marketing plans.
- Use on-site property management software to track apartment availability, record leasing activities, manage resident data, and capture demographic information.
- Inspect and maintain show units to ensure they meet company standards, communicate maintenance needs to the maintenance team, and prepare the leasing office for daily activities.
- Follow up with prospects and new residents to ensure satisfaction, send thank-you notes, and make phone calls or other contacts to finalize lease agreements.
- Support lease renewal efforts by preparing renewal letters and packages, meeting with renewing residents, and ensuring timely implementation of lease renewal documents.
- Respond to resident and client inquiries promptly and take prompt action to solve problems or document and convey requests.
Requirements
Incumbents must have all licenses and/or certifications as required by State and Local jurisdictions and a valid driver's license to operate a golf cart on property.
Physical Demands
- Stand, walk, and/or sit for extended periods of time.
- Bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Work inside and outside in all weather conditions.
- Push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance.
- Rare or regular travel may be required.
- Work a flexible work schedule, including evenings, weekends, and holidays.
Pay
The hourly range for the position is $20.00 - $22.00. Additional compensation includes participation in a quarterly or annual bonus program based on individual and company performance, and weekly, monthly, and/or quarterly bonus programs for onsite property positions.
