Bay Court at Harbour Pointe has an immediate opening for an experienced Leasing Professional. Our team members are high performers that care about customer service and exceed expectations. The Leasing Professional plays a critical role in coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals.
Responsibilities
- Perform all sales and leasing activities to achieve the community’s revenue and occupancy goals, including greeting and qualifying prospects, conducting community tours and showing apartments, processing applications, credit screening, and criminal background checks.
- Prepare lease and move-in packages, ensuring a smooth resident move-in and lease signing.
- Inspect apartments prior to resident move-in to ensure they are in move-in ready condition and schedule any outstanding maintenance items.
- Stay informed about current market and competitor conditions that may impact the community’s occupancy and sales results.
- Develop and implement short- and long-term marketing plans and goals to sustain occupancy, following established policies related to concessions, specials, and other programs.
- Design and execute marketing activities to drive traffic to the community, including resident referral programs, employer outreach, internet marketing tools (Craigslist, Facebook, email, etc.), and other community-specific marketing plans.
- Use on-site property management software (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information.
- Ensure the community and show units meet company standards for show quality by inspecting the marketing corridor and leasing tour, communicating maintenance needs, and merchandising the show unit and amenities.
- Follow up with prospects and new residents to ensure satisfaction through emails, thank-you notes, cards, or phone calls.
- Execute and perform activities in support of the community’s lease renewal program, including preparing lease renewal letters, meeting with residents, and ensuring timely lease renewal document signing.
- Respond quickly and courteously to resident and client/owner concerns, taking prompt action to solve problems or document requests.
- Conduct prospect building and apartment tours, including virtual leasing and in-person tours.
- Ensure a stellar move-in experience for customers.
- Conduct market research on comps for marketing and advertising purposes.
- Plan and execute community events.
- Follow up with prospects via phone and email.
- Utilize social media and internet platforms to market available units.
- Assist in lease renewals.
Requirements
- Previous sales and customer service experience desired; a positive can-do attitude is required.
- Proficient in MS Office Suite; experience with property management software (Yardi/One Site) desired but not required.
- Demonstrated ability to read, write, and communicate effectively, complete legal documents, sell and explain apartment features, and answer resident questions.
- High level of professionalism in both manner and dress.
- Must have all licenses and/or certifications as required by State and Local jurisdictions.
- Must have a valid driver’s license to operate a golf cart on property.
Physical Demands
- Ability to stand, walk, and/or sit for extended periods of time.
- Ability to bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Ability to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
- Ability to push, pull, lift, carry, or maneuver weights of up to 25 pounds independently and 50 pounds with assistance.
- Rare or regular travel may be required to assist other properties, attend training, or business meetings.
- Must be able to work a flexible work schedule, including evenings, weekends, and holidays.
Pay
The hourly range for this position is $21.00 - $24.00.
