About the Role

This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. The role involves leasing activities, resident satisfaction, and securing lease renewals.

Responsibilities

  • Perform all sales and leasing activities to achieve revenue and occupancy goals, including greeting and qualifying prospects, conducting community tours, processing applications, credit screening, criminal background checks, preparing leases, and ensuring smooth move-ins.
  • Inspect apartments prior to resident move-in to ensure they are move-in ready and coordinate with the maintenance team to address any outstanding items.
  • Stay informed about current market and competitor conditions, develop and implement short- and long-term marketing plans, and follow community policies on concessions and specials to sustain occupancy.
  • Design and execute marketing activities to drive traffic, including resident referral programs, employer outreach, internet marketing tools (Craigslist, Facebook, email), and community-specific marketing plans.
  • Use on-site property management software (OneSite, Yardi, etc.) to track apartment availability, record leasing activities, manage resident and prospect data, and capture demographic information.
  • Ensure the community and show units meet company standards by inspecting the marketing corridor, communicating maintenance needs, merchandising show units, and preparing the leasing office for daily activities.
  • Follow up with prospects and new residents to ensure satisfaction through emails, thank-you notes, calls, or other contacts to finalize leasing or renewal decisions.
  • Execute the lease renewal program by preparing renewal letters, meeting with residents, and ensuring timely signing of renewal documents.
  • Respond promptly and courteously to resident and client concerns, taking action to solve problems or document requests for appropriate follow-up.

Requirements

  • Must have all licenses and certifications required by state and local jurisdictions.
  • Must have a valid driver’s license to operate a golf cart on property.

Physical Demands

  • Ability to stand, walk, and/or sit for extended periods and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
  • Must be able to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
  • Ability to push, pull, lift, or carry up to 25 pounds independently and 50 pounds with assistance.
  • May require rare or regular travel to assist other properties, attend training, or business meetings.
  • Must be able to work a flexible schedule, including evenings, weekends, and holidays, and take "on-call" shifts.

Pay

The hourly range for this role is $20.00 - $23.00. Many factors determine pay within this range, including business requirements, prior experience, current skills, and geographical location.

In addition to the base salary, this role may be eligible for weekly, monthly, or quarterly bonus programs.
