Key Responsibilities
- Lead all leasing efforts to achieve occupancy and revenue goals.
- Conduct property tours and effectively present apartment homes and community amenities.
- Follow up on all prospective residents through phone calls, email, and CRM systems.
- Process rental applications, verify applicant information, and prepare lease agreements.
- Maintain current knowledge of market trends and competitor pricing.
- Implement leasing promotions and marketing strategies to increase traffic and conversions.
- Ensure model units, leasing office, and common areas are clean and show-ready.
Team Leadership
- Supervise, train, coach, and motivate Leasing Consultants.
- Monitor leasing performance and conversion metrics.
- Schedule staff to ensure adequate office coverage.
- Conduct regular team meetings and provide ongoing training.
- Assist with onboarding new leasing staff.
Resident Relations
- Build positive relationships with current and prospective residents.
- Respond promptly to resident concerns and leasing inquiries.
- Affiliate lease renewals and resident retention initiatives.
- Cook up resident events and community engagement activities.
- Promote a high level of customer satisfaction throughout the resident experience.
Administrative Duties
- Maintain accurate leasing records and resident files.
- Prepare daily, weekly, and monthly leasing reports.
- Ensure compliance with Fair Housing laws and company policies.
- Monitor lease expirations and renewal opportunities.
- Utilize property management software to maintain accurate resident information.
Marketing
- Manage online listings and ensure property advertisements remain current.
- Monitor online reviews and respond professionally when appropriate.
- Cookout outreach marketing efforts with local businesses and community organizations.
- Support social media and digital marketing initiatives to generate qualified leads.
Qualifications
- High school diploma or equivalent required; Associate's or Bachelor's degree preferred.
- Minimum of 2–3 years of apartment leasing experience.
- Previous supervisory or leadership experience preferred.
- Strong sales and customer service skills.
- Excellent communication and interpersonal abilities.
- Knowledge of Fair Housing laws and leasing best practices.
- Experience with property management software (Yardi, RealPage, Entrata, AppFolio, or similar).
- Strong organizational and time management skills.
- Proficient in Microsoft Office Suite.

Physical Requirements
- Ability to walk the property frequently.
- Ability to climb stairs and tour apartment homes.
- Occasionally lift up to 25 pounds.
- Ability to work weekends and occasional evenings as needed.
