About the Role
Southern Land Company, a national real estate development and construction firm, is seeking a full-time Leasing Manager to join our dynamic team in Philadelphia, PA. The Alcott is offering an exciting opportunity for a Leasing Manager who is passionate about providing world-class customer service. The successful candidate will demonstrate strong interpersonal skills with the ability to work independently, handling and prioritizing multiple tasks in a fast-paced work environment. The candidate should possess excellent organizational and communication skills with an emphasis on attention to detail. Professional standard of appearance and weekend hours required.
Responsibilities
- Serve as the primary point of contact for prospective and current residents, delivering exceptional customer service and fostering a professional, welcoming community atmosphere.
- Conduct apartment tours, identify prospective resident needs, and effectively present community features, benefits, and available apartment homes to achieve leasing goals.
- Maintain in-depth knowledge of the community, local market conditions, competitors, neighborhood amenities, and industry trends to support leasing and marketing efforts.
- Manage all prospect, applicant, resident, and leasing activity within the CRM and Property Management System (PMS), ensuring accurate documentation and timely follow-up.
- Respond promptly to phone, email, internet, and walk-in inquiries, maintaining company response standards and nurturing leads through the leasing cycle.
- Process lease applications, verify required documentation, prepare lease agreements and related paperwork, collect rents and deposits, and maintain organized resident and leasing files.
- Coordinate move-in readiness by ensuring apartment inspections, key preparation, and all required documentation are completed prior to resident move-in.
- Support resident retention initiatives by assisting with lease renewals, resident communications, renewal outreach, resident events, and programs designed to enhance resident satisfaction and retention.
- Assist with outreach marketing, advertising initiatives, community events, and resident appreciation programs to increase occupancy and strengthen community engagement.
- Lead efforts to enhance the community's online presence and reputation by encouraging resident feedback, monitoring reviews, and supporting positive online ratings.
- Prepare and maintain required reports, including traffic reports, marketing outreach activities, leasing metrics, daily checklists, and other operational documentation.
- Collaborate with management to achieve occupancy, retention, customer service, and financial performance objectives while ensuring compliance with company policies and procedures.
Qualifications
- High school diploma or equivalent
- 3+ years prior leasing or sales experience
- Fair Housing training
- Strong working knowledge of Microsoft Office & Yardi products
- Ability to keep sensitive information highly confidential
- Excellent written and verbal communication skills
- Strong interpersonal skills, and the ability to deal professionally with clients, vendors, and co-workers on the phone and in person
- Excellent organizational and time management skills, ability to take initiative, use good judgment, demonstrate a strong sense of urgency and attention to detail, and carry multiple projects through to completion
- Ability to work independently, prioritize work and ask for further clarification when necessary
- Ability to work under pressure with tight time constraints, as well as the ability to deal with frequent interruptions, unresolved situations, frequent change, delays, or unexpected events
Preferred Qualifications
- Lease-up experience
- Bookkeeping/account reconciliation experience
- Property management experience with focus on lease-up and mixed-use communities
- Experience with YARDI
Pay
The salary range for this position is $60,000 to $65,000, depending on experience.
