Leasing Manager

About the Role

The Leasing Manager is responsible for overseeing all aspects of leasing and marketing at the property, working closely with the Community Manager to set leasing goals and develop a strategic marketing plan for achieving budgeted occupancy. This role involves leading the leasing team, ensuring effective leasing and marketing strategies, and maintaining positive resident relations.

Responsibilities

• Strategic Leasing Management:
  • Ensure staff leasing techniques are effective in obtaining closure, follow-up procedures are met, and lease signing/documentation is accurate and up to date.
  • Audit all lease files to ensure adherence to policies and procedures.
  • Address resident complaints, concerns, and requests to ensure satisfaction.
  • Develop and implement resident retention programs (e.g., resident functions, special promotions, monthly newsletters).
  • Effectively show, lease, and move in prospective residents.
• Marketing Management:
  • Assist in developing the annual marketing plan and budget.
  • Implement marketing efforts, develop campaigns, and assist with design to generate traffic.
  • Monitor leasing/renewal progress and focus on areas needing additional support.
  • Supervise leasing and renewal events as approved by the Community Manager.
  • Maintain thorough product knowledge of the property, competition, and market conditions; complete weekly market survey reports.
  • Utilize sales and marketing strategies to increase property traffic, maintain closing ratios, and achieve budgeted occupancy.
• Personnel Management:
  • Assist the Community Manager in screening, hiring, training, coaching, and developing on-site staff.
  • Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
  • Promote harmony and quality job performance through support and effective leadership.
  • Ensure staff compliance with Company policies and procedures.
• Administrative Management:
  • Manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff.
  • Maintain property appearance and ensure timely completion of repairs.
  • Assist with supervision of all business functions related to operations.
  • Plan for and utilize property resources, equipment, and supplies economically.

Qualifications

• High School Diploma or Equivalent; Bachelor’s degree preferred.
• One year’s experience in the housing industry preferred.
• Ability to understand and perform all on-site software functions; basic computer skills required.
• Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

The role requires regular stationary positions (standing or sitting), communication with others, and repetitive motions. Frequent tasks include ascending/descending ladders, stairs, and ramps, moving between worksites, operating vehicles, and traversing various terrains. Occasional tasks involve working in tight spaces, overhead positions, lifting/moving objects up to 25 lbs, operating machinery, and working in outdoor environments with exposure to temperature extremes and hazardous chemicals.

Pay

Salary Range: $22 per hour to $25 per hour
