About the Role

The Leasing Director drives, oversees, and delegates to achieve leasing and renewal goals, occupancy goals, available product, pricing goals, trends, and recommendations. This position serves as the most productive leaser and role model for the leasing team, leading leasing at challenging properties, developing and updating training programs, mentoring the leasing team, and partnering with management. The role operates as an independent leasing and marketing professional.

Responsibilities

  • Lead and implement resident retention programs.
  • Review weekly property occupancy reports and update recommendations in weekly meetings.
  • Develop and implement marketing promotions and programs, including corporate outreach and preferred employer programs.
  • Create, publish, and implement a training schedule for marketing, sales, product knowledge, policies, procedures, and computer skills for new and existing leasing consultants.
  • Shop and survey competition to assess marketing programs, incentives, curb appeal, and rental efforts.
  • Complete full market studies, including rent comparisons, unit mix, amenity features, and services.
  • Draft marketing plans with timetables for actions such as logo design, collateral packages, lease-up schedules, and grand openings.
  • Perform marketing studies analyzing opportunities, target markets, leasing personnel, rental levels, signage, advertising, and training needs.
  • Design and write project display ads, ensuring compliance with Fair Housing regulations.
  • Attend marketing and training seminars to stay current with industry trends.
  • Assign, review, and oversee daily leasing paperwork and adhere to lease file policies.
  • Implement lease renewal and resident retention programs.
  • Advocate for corporate-led marketing performance contests.
  • Assist with resident relations, including handling phone calls, requests, and concerns.
  • Analyze weekly leasing and pricing reports to forecast occupancy trends.
  • Manage and track marketing strategies, including advertising, promotions, and publications.
  • Review online and published advertising for accuracy and effectiveness.
  • Conduct property and unit walks to maintain standards for units and tour paths.
  • Review aged vacancies, market-ready apartments, and models.
  • Manage, train, and coach onsite leasing staff, conducting weekly one-on-one meetings for development and growth.
  • Obtain bids and recommend novelty items featuring the property/company logo.
  • Review satisfaction survey results and recommend improvements.
  • Evaluate market trends in traffic, specials, and pricing to make weekly recommendations to the Property Manager.
  • Prepare for and participate in weekly pricing evaluations.
  • Develop and update training procedures.
  • Ensure the move-in orientation process is consistently completed for every move-in.
  • Conduct apartment and property tours, handle telephone inquiries, greet future residents, process applications and deposits, and follow up with future residents.
  • Ensure the office, business center, clubhouse, models, and market-ready apartments are in perfect condition.
  • Physically inspect the property, pick up litter, and report service needs to maintenance staff.
  • Inspect move-outs and vacancies.
  • Perform other duties as assigned by the supervisor.

Requirements

  • Minimum of seven years’ experience in sales and a minimum of five years in leasing, marketing, or training of multifamily properties.
  • Proven sales and marketing experience with a consistent record of meeting or exceeding sales goals.
  • Successful track record of meeting occupancy and revenue goals.
  • Demonstrated ability to write, research, and prepare market analysis.
  • Proven ability to analyze trends, create solutions, and execute.
  • Proficiency in Microsoft Office (Outlook, Word, Excel, PowerPoint).
  • Proficiency in Yardi (or equivalent) software and CRM systems.
  • Valid Driver’s License and reliable private transportation.

Qualifications

  • Bachelor’s degree desired in business, finance, marketing, real estate, or property management; or some college with equivalent experience.
  • Big-picture and strategic thinking skills.
  • High degree of professionalism, transparency, and effective communication across departments.
  • Strong technical understanding of design and construction.
  • Proven record of successful negotiation skills.
  • High degree of experience in budget planning, expense monitoring, and profit and loss responsibility.
  • Exceptional leadership, management, communication, and collaboration skills.
  • Results-oriented and solution-focused with a high degree of accountability and ownership.
  • Excellent judgment and decision-making skills.
  • Ability to multitask, prioritize, and meet changing deadlines.
  • Excellent organizational and time management skills.
  • Strong internal and external customer service skills.
  • Ability to motivate a team of leasing consultants to meet goals, ensure occupancy, and deliver exceptional customer service.

Schedule

Required to work a minimum of two weekends every month.
