Essential Functions and Responsibilities
- Interview prospective tenants while adhering to Fair Housing Standards.
- Accompany potential tenants to model apartments to explain size and layout, available amenities and services, and lease terms.
- Fills out the lease form or agreement and collects the security deposit.
- Periodically inspects the state of the property and makes arrangements for essential maintenance.
- Compiles a list of available rental units.
- Identifies potential prospects.
- Manages the leasing/renewal process from start to finish.
- Provides exceptional customer service and builds great working connections with our residents.
- Answers incoming calls and voicemails professionally and promptly.
- Requests that the prospect fill out an application and make a deposit following the company's policies and Fair Housing regulations.
- Processes applications for approvals and updates the availability report.
- Sets up appointments with the Community Manager for application approvals.
- Follows up with the candidate to provide status.
- Ensures the apartment is ready for the resident to move in on the scheduled move-in date.
- Follows up with prospects who did not close and tries to close the business.
- If necessary, directs them to a sister community that can satisfy their needs.
- Maintains awareness of local market trends and updates property comparables to stay informed about competitors' activities.
Qualifications
- A high school diploma or its equivalent is preferred.
- Two years of experience in customer service, hospitality, Conventional or multifamily real estate.
- Previous leasing experience is a plus, not a requirement.
- A strong customer service orientation and presenting abilities are essential.
- Working experience with MS Office Suite (Word, Excel, PowerPoint) is required.
- Experience as a concierge, guest services representative, front desk attendant, or reservations agent in the hotel or hospitality industry is a bonus.
- Onesite experience is a plus.
