About the role
This position is responsible for the leasing and marketing function of the property. Assists the Community Manager with the overall operational and financial success of the residential property, following CSM high standards of quality to ensure resident satisfaction.
Responsibilities
- Actively solicit business to achieve occupancy and rental goals (45% closure rate on new leases and renewals or as directed).
- Market the property by responding to phone inquiries, internet leads, and conducting property tours.
- Prepare and administer all leasing activities, including paperwork, applications, and leases.
- Assist in the completion of market studies.
- Inspect and make recommendations regarding physical products to hit sales goals.
- Ensure high resident satisfaction by responding to needs and concerns professionally and timely.
- Maintain the physical asset to provide a welcoming environment for residents.
- Plan and participate in community activities and other projects as assigned.
- Work alongside staff to model appropriate resident service standards.
- Manage and maintain company assets within budget guidelines to prolong their life.
- Ensure a clean and safe work environment per CSM, local, state, and federal regulations, including the AWAIR program.
- Follow all CSM procedures for resident/employee incidents and be available to assist in natural/catastrophic disasters.
- Demonstrate effective self/workload management and clear written and verbal communication skills.
- Adhere to all CSM Standard Operating Procedures and Fair Housing laws.
Requirements
- 1+ years of sales experience preferred, ideally in a similar setting.
- Detail-oriented with strong computer skills.
- Ability to communicate well with all levels within and outside the organization.
- Problem-solving skills for both employees and residents.
- Ability to manage multiple priorities in a fast-paced environment.
Qualifications
High school diploma or GED required. College degree or equivalent experience preferred.
