About the Role
The Marketing Representative is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. This includes leasing to new residents, ensuring resident satisfaction throughout the lease term, and securing lease renewals.
Organizational Responsibilities
- Work with on-site team members to prioritize solutions and provide frameworks that drive journey metrics.

- Engage with residents, prospective residents, associates, and stakeholders to understand needs and lead with company values.
- Create and maintain clear, sequenced plans to successfully launch projects.
- Lead cross-functional teams through change programs, leveraging frameworks and influence modeling.
- Participate in industry-related associations and community activities to enhance company stature and personal development.
Responsibilities
- Perform all sales and leasing activities in person to achieve revenue and occupancy goals, including greeting and qualifying prospects, conducting property tours, processing applications, and ensuring smooth move-ins.
- Inspect apartments prior to move-in to ensure they are ready and schedule maintenance for any outstanding issues.
- Stay informed about market and competitor conditions, develop short- and long-term marketing plans, and implement strategies to sustain occupancy.
- Design and execute offsite marketing activities, including resident referral programs, employer outreach, and internet marketing (Facebook, Instagram, email, etc.).
- Use property management software (e.g., Yardi) to track apartment availability, record leasing activities, and manage resident and prospect data.
- Maintain the property and show units to company standards, including daily inspections, communicating maintenance needs, and preparing the leasing office.
- Follow up with prospects and new residents to ensure satisfaction through emails, thank-you notes, calls, or other contacts.
- Execute lease renewal programs by preparing and delivering renewal letters, meeting with residents, and ensuring timely lease signings.
- Respond promptly and courteously to resident and client concerns, documenting and conveying requests as needed.
- Complete accounting, financial, administrative, and other reports as assigned.
- Meet predictable attendance and punctuality expectations and comply with company policies.
Schedule
This position is scheduled for 40 hours per week. Typical hours of operation are 9:00 AM to 6:00 PM Monday through Friday, 10:00 AM to 5:00 PM on Saturday, and 1:00 PM to 5:00 PM on Sunday. Availability to work weekends when scheduled is required.
Qualifications
- High school diploma or GED equivalent required.
- Sales, marketing, internet, and customer service background sufficient to resolve complaints, complete financial records, and manage reports.
- Ability to read, write, and communicate effectively to complete legal documents, explain apartment features, and answer questions.
- Mathematical skills to perform basic calculations for financial records, budgets, and fiscal reporting.
- Proficiency in word processing, property management software (preferably Yardi), and spreadsheet programs.
- Fluency in using the internet for marketing, advertising, and sales, including search engines and websites.
- Current valid driver’s license required; industry certifications appreciated.
Skills
- Strong sales skills, including generating leads, conducting presentations, qualifying prospects, and closing sales.
- Ability to apply common sense to carry out instructions in written, oral, or diagram form.
- Problem-solving skills for situations involving several concrete variables.
Work Environment
The role involves regular interaction with residents, prospects, and team members. Must be able to work in a potentially stressful environment while maintaining professionalism.
Physical Demands
- Regularly required to use hands, talk, hear, stand, walk, reach, climb, stoop, and squat.
- Must be able to access all parts of the property, including amenities and multiple levels.
- Ability to operate golf carts (where applicable) and walk extended distances daily.
- Must be able to push, pull, lift, or maneuver up to 20 pounds independently and 50 pounds with assistance.
- Specific vision abilities include close, distance, color, peripheral, depth perception, and ability to adjust focus.
- Routine local travel may be required for training, market research, or other responsibilities.
