About the Role

The Marketing Representative is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. This includes leasing to new residents, ensuring resident satisfaction throughout the lease term, and securing lease renewals.

Organizational Responsibilities

  • Community Service: Participate in activities outside daily business to enhance the company’s stature and your own development, including industry-related associations.

Responsibilities

  • Perform all sales and leasing activities in person to achieve occupancy and revenue goals, including greeting prospects, conducting tours, processing applications, and preparing lease documents.
  • Inspect apartments prior to move-in to ensure they are ready and schedule maintenance as needed.
  • Monitor market and competitor conditions, develop marketing plans, and implement strategies to sustain occupancy.
  • Design and execute offsite marketing activities, including resident referral programs, employer outreach, and digital marketing (Facebook, Instagram, email, etc.).
  • Use property management software (e.g., Yardi) to track availability, record leasing activities, and manage resident/prospect data.
  • Maintain property and show units to company standards, including daily inspections and communication with maintenance teams.
  • Follow up with prospects and new residents to ensure satisfaction and finalize leasing decisions.
  • Execute lease renewal programs, including preparing renewal letters, meeting with residents, and ensuring timely document completion.
  • Respond promptly and courteously to resident concerns, document requests, and resolve issues in a stressful environment.
  • Complete accounting, financial, administrative, and other reports as assigned.

Qualifications

  • High school diploma or GED required.
  • Sales, marketing, internet, and customer service background to resolve complaints, complete financial records, and manage reports.
  • Ability to read, write, and communicate effectively for legal documents, sales, and resident interactions.
  • Mathematical skills to handle financial records, budgets, and fiscal reporting.
  • Proficiency in word processing, property management software (preferably Yardi), and spreadsheet programs.
  • Fluency in digital marketing, including Google, social media, and website navigation.
  • Current valid driver’s license required; industry certifications appreciated.

Schedule

This is a full-time, non-exempt position scheduled for 40 hours per week. Typical hours are 9:00 AM to 6:00 PM Monday through Friday, 10:00 AM to 5:00 PM Saturday, and 1:00 PM to 5:00 PM Sunday. Availability to work weekends when scheduled is required.

Work Environment

  • Regular use of hands for typing, handling objects, and communication.
  • Frequent standing, walking, reaching, climbing, stooping, and squatting.
  • Intermittent sitting and ability to access all property areas, including stairs and extended distances.
  • Ability to operate golf carts (where applicable) and lift up to 20 pounds independently or 50 pounds with assistance.
  • Specific vision abilities include close, distance, color, peripheral, depth perception, and focus adjustment.
  • Routine local travel may be required for training, market research, or other responsibilities.
