About the role

As a Leasing Consultant, you will be responsible for leasing, retention, and occupancy for the community while promoting resident satisfaction. You will create a lasting influence on visitors, prospects, and residents through a customer service focus.

Responsibilities

  • Greet prospects and qualify them by covering all criteria (ask questions, utilize completed guest cards, etc.).
  • Prepare move-in packages and lease paperwork.
  • Immediately record all telephone and in-person visits on appropriate reports.
  • File guest cards and maintain them according to established procedures.
  • Inspect models and available “market ready” units; communicate related service needs to the Community Manager.
  • Have the prospect complete the application and secure a deposit in accordance with Valiant Residential procedures and Fair Housing requirements.
  • Update the availability report and process applications for approval (e.g., credit check, rental history, etc.).
  • Submit processed applications to the Community Manager for approval.
  • Assist in monitoring renewals; distribute and follow up on renewal notices.
  • Monitor advertising effectiveness; gather information about market competition in the area and file.
  • Professionally represent the company at all times.
  • Accept rental payments and give them immediately to the Assistant Community Manager.
  • Type lease, complete appropriate paperwork, and input information on the Yardi System accurately and on time; review with the Community Manager before obtaining signatures.
  • Assist the management team with other various tasks as required.
  • Consistently implement policies of the community.
  • Demonstrate ability to diffuse and respond to customer concerns to avoid escalation of problems.

Requirements

  • Experience in working with the public and/or sales.
  • Strong verbal and written communication skills in English to effectively interact with team members, residents, vendors, and other stakeholders.
  • Bilingual in Spanish is a plus.
  • Fair Housing Certification, or willingness to obtain before interacting with prospective residents.
  • Ability to support and contribute to the community team.
  • Proficiency in operating telephone, personal computer/keyboard, Microsoft Office (including Word and MS Outlook), and community software.
  • Positive attitude and ability to smile under all circumstances.
  • Willingness to participate in training to comply with new or existing laws.
  • Ability to work a flexible schedule, including evenings and weekends.
  • Two years of experience in previous relevant customer service.
  • Neat, clean, and professional appearance throughout the workday and/or whenever present in the community.
  • Compliance with expectations as demonstrated in the employee handbook.
  • Must work 3 weekends per month.
