Leasing Associate - Tax Credit

The Leasing Associate is responsible for leasing, marketing, and maintaining positive resident relations. Leasing Associates handle the signing of leases and act as a landlord for property owners. This role also involves clerical work related to housing applications, rent collection, maintaining occupancy for public housing developments, and re-certification of assisted housing tenants.
Responsibilities
- Ensure model apartments and target apartments are ready for showings and maintain work areas, common areas, and office in a clean and orderly manner.
- Complete lease forms or agreements and collect rental deposits.
- Market the property effectively by answering questions, conducting tours, and promoting community amenities.
- Maintain thorough knowledge of lease terms, specifications, and all community policies.
- Complete resident move-outs as per the Admissions and Continued Occupancy Policy (ACOP) and SOP’s.
- Maintain a working knowledge of Housing Authority policy and procedures to ensure residents understand changes that may affect their residency.
- Regularly “shop” competitive properties and remain knowledgeable of market conditions.
- Develop and maintain an ongoing resident retention program under the direction of the Property Manager.
- Maintain all resident and property files.
- Handle resident requests and complaints courteously and efficiently.
- Maintain a professional appearance and attitude at all times.
Requirements
- Tax credit expertise: Minimum 1+ years of tax credit (LIHTC) experience is strictly required.
- Industry experience: Minimum 1–2 years of hands-on experience in residential leasing or multifamily property management.
- Software proficiency: Direct experience using RealPage / OneSite, Yardi, or similar property management software to manage leads and resident files.
- Computer literacy: Proficient in Microsoft Office Suite, specifically Microsoft Word and Excel.
- Program regulations: Strong familiarity with HUD rules, regulations, and policies governing low-income housing programs.
- Compliance details: Working knowledge of Fair Housing laws, household income qualifications, and the resident re-certification process.
- Sales & Communication Skills: Proven track record in property leasing, sales closing, and providing exceptional customer service. Excellent verbal and written communication skills with a focus on rigorous lead follow-up via phone and email.

- Must be able to use mobile devices and applications for work-related tasks.
Work Environment
- This role is based on-site, primarily in an office setting but may require time spent outside with exposure to the elements.
- The office is an open setting which may include bright lights, constant noises, and distractions.
- A flexible schedule is required, including weekdays, nights, and weekends (including Saturdays and Sundays) as needed to meet business needs.
