Supervision and Maintenance

  • Supervise and direct maintenance staff in completing daily tasks.
  • Estimates time and materials needed to complete repairs and new projects.
  • Oversees and inspects the work performed by outside contractors.
  • Creates projects plans and simple budgets for internal projects for presentation to management.
  • Writes method of procedures governing preventative maintenance of critical equipment.
  • Works with contractors and vendors to get quotes for work and implement work once approved.
  • Performs preventive maintenance on all equipment including, but not limited to: refrigeration, HVAC, electrical, emergency backup systems, other utility building systems.
  • Monitors operation of, adjusts and maintains refrigeration, chilled water, air conditioning equipment, pumps, valves, piping, filters.
  • Analyzes the operation of various systems, determining the root cause of all problems and malfunctions and takes corrective action as required.
  • Reads complex building drawings and schematics.

Project Management and Documentation

  • Manages maintenance work order software, including uploading new work orders as required.
  • Manages the building engineering team when the Chief is not present.
  • Writes operations procedures and standards.
  • Trains new building engineers.

Technical Skills and Knowledge

  • Experience in supervising others and managing projects.
  • Back-end BMS controls experience (a bonus).
  • Uses personal computer for work order system, email, ESS and training.
  • Above average skills with Microsoft Office Outlook, Excel, and Word.

Physical Demands

  • Stoops, stands, walks, climbs stairs/ladders.
  • Able to lift/carry heavy loads of 50 lbs. or more.
