About the role

The Lead Maintenance Technician oversees and performs a wide range of property maintenance tasks to ensure the cleanliness, safety, and functionality of the building and grounds.

Responsibilities

  • Communicate professionally with tenants, guests, contractors, vendors, and staff.
  • Perform general property maintenance, including service requests, punch lists, preventative maintenance, and basic cleaning tasks.
  • Ensure all maintenance work is completed safely, efficiently, and to company standards.
  • Conduct regular inspections and patrols of buildings and grounds to identify issues and ensure upkeep.
  • Communicate property-related concerns, needs, and updates to the Regional Property Manager.
  • Maintain accurate maintenance records, reports, and documentation.
  • Monitor and maintain the inventory of maintenance tools, supplies, and equipment.
  • Represent the company with a professional appearance and demeanor.
  • Provide after hour on call service addressing emergency work orders.
  • Participate in on-call rotation to address after-hours emergency work orders.
  • Demonstrate a strong working knowledge of building systems, including plumbing, electrical, HVAC, roofing, and general repairs.
  • Aid in coordinating and overseeing contractors or vendors as directed by the Regional Property Manager.
  • Perform other duties as assigned by the Regional Property Manager.

Requirements

  • Physical Demands: Ability to lift up to 50 pounds, sit, stand, walk, talk, hear, and reach using feet, legs, back, arms and hands. May occasionally require climbing.
  • Specific vision requirements: Close vision, distance vision, color vision, depth perception, and ability to adjust focus.
  • Must have the ability to detect auditory and/or visual alarms and be available to work extended/flexible hours and weekends as needed.
  • Must be able to work extended and flexible hours, including evenings, weekends, and holidays, as needed.
  • Must maintain a valid driver’s license and a clean driving record throughout the duration of employment with the company.
  • Willingness to drive a company provided van is required.

Qualifications

  • High school diploma or equivalent required.
  • Minimum of 3 years of hands-on experience in property or facilities maintenance.
  • HVAC certification preferred but not required.
  • Prior experience in a lead or senior technician role is a plus.
  • Strong troubleshooting and repair skills across multiple trades (plumbing, electrical, HVAC, etc.).

Special Requirements

  • Computer Skills: Intermediate computer and Internet knowledge, basic proficiency in Microsoft Office, and ability to use maintenance management software.
