About the role
The Lead Maintenance Technician oversees and performs a wide range of property maintenance tasks to ensure the cleanliness, safety, and functionality of the building and grounds.
Responsibilities
- Communicate professionally with tenants, guests, contractors, vendors, and staff.
- Perform general property maintenance, including service requests, punch lists, preventative maintenance, and basic cleaning tasks.
- Ensure all maintenance work is completed safely, efficiently, and to company standards.
- Conduct regular inspections and patrols of buildings and grounds to identify issues and ensure upkeep.
- Communicate property-related concerns, needs, and updates to the Regional Property Manager.
- Maintain accurate maintenance records, reports, and documentation.
- Monitor and maintain the inventory of maintenance tools, supplies, and equipment.
- Represent the company with a professional appearance and demeanor.
- Provide after hour on call service addressing emergency work orders.
- Participate in on-call rotation to address after-hours emergency work orders.
- Demonstrate a strong working knowledge of building systems, including plumbing, electrical, HVAC, roofing, and general repairs.
- Aid in coordinating and overseeing contractors or vendors as directed by the Regional Property Manager.
- Perform other duties as assigned by the Regional Property Manager.
Requirements
- Physical Demands: Ability to lift up to 50 pounds, sit, stand, walk, talk, hear, and reach using feet, legs, back, arms and hands. May occasionally require climbing.
- Specific vision requirements: Close vision, distance vision, color vision, depth perception, and ability to adjust focus.
- Must have the ability to detect auditory and/or visual alarms and be available to work extended/flexible hours and weekends as needed.
- Must be able to work extended and flexible hours, including evenings, weekends, and holidays, as needed.
- Must maintain a valid driver’s license and a clean driving record throughout the duration of employment with the company.
- Willingness to drive a company provided van is required.
Qualifications
- High school diploma or equivalent required.
- Minimum of 3 years of hands-on experience in property or facilities maintenance.
- HVAC certification preferred but not required.
- Prior experience in a lead or senior technician role is a plus.
- Strong troubleshooting and repair skills across multiple trades (plumbing, electrical, HVAC, etc.).
Special Requirements
- Computer Skills: Intermediate computer and Internet knowledge, basic proficiency in Microsoft Office, and ability to use maintenance management software.
