About The Role

Rivers Edge is seeking an experienced Lead Maintenance Technician with a strong HVAC background to oversee the day-to-day upkeep of our community. This is a hands-on leadership position — you'll be turning wrenches alongside your team while setting the standard for quality, responsiveness, and resident satisfaction. If you take pride in a well-run property and want ownership over how it's maintained, we'd like to hear from you.

What You'll Do

  • Lead, schedule, and mentor the on-site maintenance team, including assigning daily work orders and reviewing completed work
  • Diagnose, repair, and maintain HVAC systems — split systems, heat pumps, package units, thermostats, refrigerant lines, and air handlers
  • Perform and oversee seasonal HVAC preventive maintenance, including filter changes, coil cleaning, and system inspections
  • Handle general maintenance across electrical, plumbing, appliance, drywall, carpentry, and locksmithing
  • Manage unit turns to ensure apartments are move-in ready on schedule
  • Maintain inventory of parts, tools, and supplies; source materials and coordinate with outside vendors
  • Participate in and coordinate the on-call rotation for after-hours emergencies
  • Walk the property regularly to identify safety hazards and deferred maintenance before they become problems
  • Keep accurate records of work orders, preventive maintenance, and equipment service history
  • Ensure all work meets EPA, OSHA, and local code requirements

What You Bring

Required

  • 3+ years of maintenance experience, with at least 1 year in a lead or supervisory role
  • Demonstrated HVAC troubleshooting and repair experience
  • EPA Section 608 Certification (Type II or Universal)
  • Working knowledge of electrical, plumbing, and appliance repair
  • Valid driver's license and reliable transportation
  • Ability to be on call and respond to after-hours emergencies
  • Comfortable using a smartphone or tablet for work order management

Preferred

  • Experience in multifamily, student housing, or property management
  • HVAC Excellence or NATE certification
  • CPO (Certified Pool Operator) certification
  • Familiarity with property management software (Yardi, Entrata, RealPage, or similar)
  • Bilingual English/Spanish

Physical Requirements

  • Must be able to lift up to 50 lbs, climb ladders, work in crawl spaces and attics, and work outdoors in all weather conditions — including High Country winters.

What We Offer

  • Competitive hourly wage based on experience
  • On-call and overtime pay
  • Health, dental, and vision insurance
  • Paid time off and holidays
  • 401(k) with company match
  • Tool and boot allowance
  • Paid certification and continuing education
  • Housing discount (if applicable)
