About The Role
Rivers Edge is seeking an experienced Lead Maintenance Technician with a strong HVAC background to oversee the day-to-day upkeep of our community. This is a hands-on leadership position — you'll be turning wrenches alongside your team while setting the standard for quality, responsiveness, and resident satisfaction. What You'll Do
- Lead, schedule, and mentor the on-site maintenance team, including assigning daily work orders and reviewing completed work
- Diagnose, repair, and maintain HVAC systems — split systems, heat pumps, package units, thermostats, refrigerant lines, and air handlers
- Perform and oversee seasonal HVAC preventive maintenance, including filter changes, coil cleaning, and system inspections
- Handle general maintenance across electrical, plumbing, appliance, drywall, carpentry, and locksmithing
- Manage unit turns to ensure apartments are move-in ready on schedule
- Maintain inventory of parts, tools, and supplies; source materials and coordinate with outside vendors
- Participate in and coordinate the on-call rotation for after-hours emergencies
- Walk the property regularly to identify safety hazards and deferred maintenance before they become problems
- Keep accurate records of work orders, preventive maintenance, and equipment service history
- Ensure all work meets EPA, OSHA, and local code requirements
What You Bring
Required
- 3+ years of maintenance experience, with at least 1 year in a lead or supervisory role
- Demonstrated HVAC troubleshooting and repair experience
- EPA Section 608 Certification (Type II or Universal)
- Working knowledge of electrical, plumbing, and appliance repair
- Valid driver's license and reliable transportation
- Ability to be on call and respond to after-hours emergencies
- Comfortable using a smartphone or tablet for work order management
Preferred
- Experience in multifamily, student housing, or property management
- HVAC Excellence or NATE certification
- CPO (Certified Pool Operator) certification
- Familiarity with property management software (Yardi, Entrata, RealPage, or similar)
- Bilingual English/Spanish
Physical Requirements
- Must be able to lift up to 50 lbs, climb ladders, work in crawl spaces and attics, and work outdoors in all weather conditions — including High Country winters.
