We omitted Schedule. Check for any boilerplate left: we removed EEO, visa, accommodation, etc. Also removed repeated "Make your next move an expert one". Also removed "Applicants must be currently authorized to work in the United States..." etc. Also removed "Direct applicants only please, no agencies." Also removed "Colliers respects diversity..." etc. Also removed "If you are a qualified applicant..." etc. We kept location: St. Louis Park, MN? Not yet included. Should we include location somewhere? It's substantive. Could add to About the role or a separate section like "Location". But we only have allowed headings list; we could add location under About the role paragraph. Let's add location in About the role: "Located in St. Louis Park, MN". Also we might include "Area/Location Specific: St. Louis Park, MN". Let's incorporate. Update About the role paragraph. Also ensure we didn't miss any substantive info: "Flexibility to be on-call to respond to after-hours / weekend emergency requests." That's a requirement or skill. Could add under Requirements or Skills. Let's add under Requirements as a bullet: "Flexibility to be on-call to respond to after‑hours and weekend emergency requests." Also "Holding any necessary/required licenses based on building and jurisdictional requirements." Already in Requirements. Also "Working knowledge of work order and preventative maintenance software systems." Already in Qualifications. Also "Proficiency in Microsoft Office (MS Outlook, MS Word, MS Excel)" Already. Also "Solid working knowledge of HVAC systems/maintenance, electrical, plumbing, energy management systems and other building mechanical equipment." Already. Also "At least 5 years’ experience in building/property maintenance or engineering experience." Already. Also "Minnesota 2nd Class Grade C Boiler Operator license (required)." Already. Also "Refrigeration Universal Recovery Certificate (required)." Already. Also "Valid driver’s license." Already. Also "Strong organizational and analytical skills" Already. Also "Excellent communications skills" Already. Also "Customer-centric approach and positive outlook." Already. Also "Assist in the development of the annual budget and RFP process for budgeted projects." Already. Also "Demonstrate a clear understanding of operating procedures and proper chemical treatment levels for cooling towers and boilers." Already. Also "Maintain and check daily operating logs for the following: air conditioning, fan units, graph charts, utility meters and general complaints." Already. Also "Ensure that building systems and tenant service requests are handled efficiently at the most economical cost." Already. Also "Respond to client requests, prioritize and assign work orders to be performed by Building Engineers, and follow up to ensure minimal downtime." Already. Also "You like to be proactive by conducting regular inspections, alarm testing, and implementing preventative maintenance programs." Already. Also "You also know how to develop and maintain strong relationships with property managers, suppliers and department leaders." Already. Also "And with a keen eye for details, you’ll be able to successfully manage multiple priorities and reports, including inventory, records, and schedules." Already. Also "In this role, you will…" we captured. Also "Why Colliers? Our enterprising environment needs your expertise..." we omitted as marketing; not needed. Also "Our nimble, decentralized culture can provide you with a wealth of opportunities to learn about our business and quickly gain experience to accelerate your career." Could be part of About the role but it's more about company culture; could be omitted as not substantive to role? Might be considered fluff but still substantive? The instruction says preserve ALL substantive information; do NOT invent or summarize away detail. This is about company culture and opportunities; it's substantive but maybe not required for role. However we can include in About the role as a sentence about environment. But we must avoid filler like "commensurate with experience". This is not filler. Could add a sentence: "Colliers offers an enterprising, nimble, decentralized culture that provides opportunities to learn and accelerate your career." That seems okay. Let's incorporate into About the role. Also "Our compensation ranges are determined by role, level, and location. The range displayed on this job posting reflects the minimum and maximum target for new hire salaries for the position across all national locations. Within the range, individual pay is determined by work location and additional factors, including job-related skills, experience, and relevant education or training." Already captured in Pay paragraph. Also "Employees (and their families) are provided options for employer subsidized medical benefits including RX, dental, vision as
