About the role

The Lead Base Building Technician will oversee all base building activities and provide direction to two base building technicians while using their working knowledge to troubleshoot, maintain and repair primary base building systems that are mechanical or electrical in nature. Considerable experience in life-safety systems will also be required.

Responsibilities

  • Work in a team-oriented and safety-conscious environment.
  • Lead a team to run all base building activities at the site; including tracking their daily work, assigning of tasks and following up on the completion of those tasks to verify they were completed properly and efficiently with little customer impact.
  • Maintain and troubleshoot power distribution systems, branch circuits, lighting systems, transformers, and understand wiring methods and materials.
  • Inspect and PM generators, compressors, water heaters, pumps, motors, valves, etc.
  • Inspect building systems including fire alarms, HVAC, and plumbing to ensure operation of equipment is within design capabilities and achieves environmental conditions prescribed by client.
  • Maintain and repair air handling units, exhaust fans, fan coil units, reheat coils, and other associated air handling equipment.
  • Inspect and repair plumbing systems, breakroom equipment, roofs, drains, windows, doors, gates, bollards and fencing.
  • Understand how to safely use power/shop tools and test equipment not limited to multimeter, megger, drills, saws, impact drives, etc.
  • Communicate efficiently to all parties the status of various projects in a timely professional manner.
  • Review assigned work orders. Estimate time and materials needed to complete repair. Order necessary materials and supplies to complete all tasks.
  • Repair to be performed in conformance with established standards. Assist in formulating standards / work procedures while performing those duties and provide work order feedback on discrepancies noted in service delivery.
  • Report to supervisor/Manager on a regular basis (daily/weekly) on conditions relative to general operations.
  • Participate, seek and coordinate training and continued professional development in the areas of advancing technology, safety, and general skill improvement for self and team members.
  • Available for ON CALL duty on nights, weekends and holidays to address emergencies.
  • Possible flexible hours to accommodate client needs.

Qualifications

  • Possess a high school diploma, GED, or approved equivalent.
  • Associates in Electronics or Industrial Electricity or Industrial Maintenance preferred, but not required.
  • Universal CFC certification preferred.
  • Additional certification in one or more of the following: electrical, mechanical, HVAC and refrigeration systems.
  • Experience and proficiency in the following areas: HVAC and Refrigeration, Plumbing Systems, Fire Alarms and Sprinkler Systems, Roof Systems, Electrical Distribution, Carpentry, Blueprint and electrical schematic reading, Industrial Tools, Preventive and Predictive maintenance procedures, Compressed Air Systems, Knowledge of N.E.C., Knowledge of local and state codes.
  • Working knowledge of proper use of hand/power tools and electrical troubleshooting/diagnostic equipment, shop math, fasteners, measurements, and parts nomenclature.

Physical Demands

  • Ability to reach overhead, kneel, squat, climb steps/ladders and frequently lift a maximum of 50 lbs. of equipment.
  • Ability to perform tasks wearing appropriate or required PPE, which may include but is not limited to hard hat, face mask, face shield, and composite toe shoes.
  • Regularly required to crouch or bend and reach to install and move equipment.
  • Able to move between departments, floors, and properties to facilitate work, averaging 6 to 12 miles per day.
  • Must be able to work in an environment with fluctuating temperatures.

  • Communications with all team members to support the development of short and long range planning in support of the company’s goals and objectives.
  • Perform assigned tasks in a safe, effective, and efficient manner.
  • Accurate and timely administrative duties to include, but not limited to, time accounting and work order completion.
  • Must maintain positive customer and employee relations and have attendance within acceptable guidelines.
