Overview & Position Summary

This role oversees the day-to-day execution of land development activities to ensure communities are delivered on schedule, within budget, and in alignment with quality and safety expectations. The position provides leadership to a team responsible for managing site development, infrastructure installation, and field operations across multiple projects. The role partners closely with construction, planning, purchasing, and external consultants to resolve issues, coordinate schedules, and support short-term operational objectives. It requires strong technical knowledge of land development processes and the ability to guide teams in an evolving field environment.

Primary Responsibilities

  • Lead the planning, scheduling, and execution of land development activities to support timely delivery of finished lots.

  • Manage day-to-day performance of development team members, providing direction, coaching, and problem resolution.

  • Oversee contractors and consultants to ensure work meets scope, quality standards, and applicable regulations.

  • Review engineering plans, grading designs, utility layouts, and construction documents to ensure constructability and alignment with project goals.

  • Monitor project budgets and schedules, identifying risks, variances, and corrective actions as needed.

  • Coverage with municipalities, utility providers, and regulatory agencies to secure approvals and maintain compliance.

  • Facilitate cross-functional communication with construction, purchasing, forward planning, and other internal teams to support project readiness.

  • Conduct regular site visits to assess progress, identify issues, and implement solutions drawing from prior field experience.

  • Ensure team adherence to company policies, safety protocols, operating procedures, and communication standards.

  • Support continuous improvement efforts related to land development processes, contractor performance, and project efficiency.

Education & Experience

  • Required: Bachelor’s degree in engineering, construction management, land development, or a related field. 4-6 years of relevant experience in land development, civil engineering, or site construction; or 8-10 years of equivalent combined experience. Experience supervising project teams, contractors, or field personnel.

Preferred Experience

  • Experience in residential homebuilding or master-planned community development.

  • Experience managing multiple projects simultaneously in a fast-paced environment.

Skills & Competencies

  • Strong working knowledge of land development processes, including grading, utilities, off-sites, and infrastructure installation.

  • Able to interpret engineering plans, surveys, and technical reports.

  • Effective leadership and team management skills with the ability to guide, mentor, and develop staff.

  • Strong problem-solving abilities, particularly in resolving field challenges involving multiple stakeholders.

  • Proficiency in project scheduling, budgeting, and progress tracking.

  • Clear and effective communication skills for interacting with contractors, municipalities, and cross-functional teams.

  • Ability to balance multiple priorities and maintain attention to detail in a dynamic environment.

  • Solid understanding of regulatory requirements, permitting processes, and local development standards.

  • Ability to build and maintain positive relationships with internal and external partners.

  • Competence in standard business software and project management tools.

Working Conditions

  • Work occurs in both a general office environment and active field/construction sites.

  • Fieldwork includes exposure to weather, noise, uneven terrain, and construction activity.

  • Regular site visits are required to monitor progress and meet with contractors.

  • Some travel within the division or region may be required to visit project sites, attend meetings, or coordinate with municipalities.

Physical Requirements

  • Ability to walk across uneven terrain and active construction sites.

  • Ability to stand, stoop, or move for extended periods during site visits.

  • Ability to lift and carry project materials, plans, or equipment up to 25 pounds.

  • Ability to sit for extended periods during office work, meetings, and documentation tasks.

  • Ability to perform basic physical movements required for site assessments.

Compensation

Base Salary: $120,000 - $145,000
FLSA Status: Exempt
Bonus Type: Year-end Discretionary
