Land Agent - Central MN
Merjent, Inc. is seeking motivated land agents based in or near St. Cloud and Prior Lake, Minnesota. Candidates with experience in capital projects, operations, and linear infrastructure and development are highly preferred. This role involves serving as the primary point of contact for stakeholders, local governments, and community organizations for proposed or existing projects.
About the Role
Land agents will negotiate and secure legal land agreements—such as rights-of-way, leases, easements, fee purchases, and right of entry—necessary for the construction, operation, and maintenance of facilities on behalf of clients. The role requires balancing company and property owner interests while managing multiple projects and deadlines. While based in central Minnesota, agents may need to travel to project sites for extended periods.
Responsibilities
- Serve as the primary point of contact between the client and key stakeholders, managing the acquisition, negotiation, and communication of all types of real property rights related to energy projects.
- Negotiate acquisition of easements, leases, fee property, permits, and other agreements for permanent and/or temporary rights, including damage settlements (minor and/or complex).
- Work with landowners and stakeholders to assess development limits, access, and site considerations affecting project layout and installation.
- Examine and search public records to determine land ownership, title chains/reports, including surface owners, tenants, renters, and mortgages.
- Identify and track project milestones, reporting progress to leadership.
- Analyze local land values to develop acquisition offer ranges and pre-assess damage payments.
- Analyze existing land rights and determine required rights for assigned work.
- Represent the client in meetings with government or agency officials (state, county, etc.).
- Document all communication and correspondence with landowners (in-person, email, phone, mail) using Microsoft Office applications.
- Review, understand, and comply with Merjent processes, procedures, and forms with minimal supervision, including safety policies and required training.
Requirements
- Associate's degree with at least 2 years of land services experience; linear experience preferred.
- Knowledge of real estate principles gained through education and experience.
- Ability to work autonomously and manage multi-disciplinary tasks efficiently.
- Initiative-taker with strong organizational skills and a proactive problem-solving approach.
- Willingness to travel and work flexible/long hours.
- Positive attitude and ability to work with diverse individuals in various environments.
- Exceptional interpersonal, written, and verbal communication skills.
- Ability to negotiate complex land-related issues and rights while balancing multiple perspectives.
- Experience working in both office and field environments.
- Proficiency in Microsoft Office, mapping platforms (e.g., Google Earth), and interpreting legal documents.
Pay
$35–$50/hour, based on education, qualifications, certifications, experience, skills, geographic location, performance, travel requirements, and business needs.
