HVAC Technician III

About the role

This position provides an intermediate level of expertise in responding to work orders, troubleshooting, and performing preventive and corrective maintenance on facility HVAC and mechanical equipment in industrial, large commercial, or logistics distribution environments, including clean rooms. The role requires diagnosing and troubleshooting all HVAC equipment and systems, demonstrating strong written and verbal communication, identifying and correcting safety-related issues, and performing independent equipment evaluations to prevent potential failures.

Responsibilities

  • Perform preventive, predictive, and corrective maintenance on a wide variety of industrial or commercial facility HVAC equipment.
  • Ensure optimal and continuous operation of mechanical systems through routine inspections, maintenance, and monitoring of metering equipment.
  • Identify and correct safety-related issues and perform independent equipment evaluations to detect potential failures.
  • Operate, maintain, diagnose, troubleshoot, and repair ventilation equipment, pumps, fans, chillers, rooftop AHUs, split systems, compressors, refrigeration, and other mechanical equipment.
  • Utilize the building automation system to track building conditions and equipment operation.
  • Maintain efficient operation of all HVAC systems, including recharging refrigerant levels, checking for leaks, and ensuring proper refrigerant cycle function.
  • Apply strong mechanical and electrical skills to complete assignments.
  • Perform preventive and predictive maintenance on HVAC control and operating systems as scheduled via a Computerized Maintenance Management System (CMMS).
  • Respond to work orders, provide service and feedback to customers, and ensure compliance with codes, regulations, and industry standards.
  • Follow proper safety guidelines, including job hazard analysis, lockout/tagout, and wearing required PPE.
  • Operate diagnostic and testing instruments to improve energy efficiency.
  • Comply with Good Laboratory Practices (GLP).
  • Maintain a strict schedule to ensure successful task completion.
  • Work collaboratively in a team environment, demonstrating professionalism, respect, and cultural awareness.
  • Balance workload, prioritize tasks, and shift priorities as needed or requested by management.
  • Take initiative to resolve issues independently and communicate clearly via phone.
  • Work closely with customers during site emergencies and strive for quick complaint resolution.
  • Accurately document information in electronic and paper cataloging systems for customer or regulatory personnel.
  • Utilize Microsoft Office Suite (Word, Excel, Outlook) for daily tasks.
  • Perform other duties as assigned by management or lead.

Requirements

  • High school diploma or demonstrated equivalent.
  • Three years of experience as an HVAC/R maintenance technician in industrial and/or commercial environments or an equivalent combination of education and experience.
  • Ability to work in an aerial lift or scissor lift at heights up to 30 feet or higher.
  • Excellent verbal and written communication skills.
  • Strong interpersonal skills, including listening to customer needs and providing value-driven solutions.
  • Ability to pass a medical evaluation for respirator use and successfully complete a fit test for various respirators.
  • Must pass a pre-employment substance abuse test if offered the position.
  • Ability to obtain a security access badge at the client’s location.
  • Ability to read and understand information in documents or displayed on a computer screen.
  • Demonstrated fluency in computer use, including the full Microsoft product line.
  • Ability to obtain an appropriate state-issued driver’s license as requested.
  • Must be able to obtain and maintain facility credentials/authorization (US Citizenship or Permanent Residency required).

Preferred Qualifications

  • Technical degree.
  • EPA Universal Refrigeration License or ability to obtain one.
  • Experience working in a GMP or similar regulated environment (e.g., hospitals, biomedical, or pharmaceutical campuses).
  • Ability to read and understand repair manuals, specifications, drawings, and schematic diagrams.
  • Experience with heavy industrial or manufacturing plant systems, including steam systems, centrifugal chillers, air handling units, turbines, boilers, cooling towers, air compressors, air dryers, heat exchangers, exhaust systems, pneumatic controls, and building automation systems.
  • Experience performing vibration data collection and analysis and/or using ultrasound testing equipment for predictive maintenance.
  • Experience using a CMMS; Maximo experience is a plus.
  • Ability to interpret instructions in written, oral, diagram, or schedule form.

Physical Requirements

  • Regularly lift up to 50 lbs.
  • Regularly climb ladders, steps, and scaffolding.
  • Perform repetitive motions, including bending, stooping, squatting, kneeling, stretching, reaching, and wrist movement.
  • Walk extensively throughout the plant during shifts.
  • Work at an accelerated pace in emergency conditions.
  • Differentiate colors for wire color-coding.
  • Wear steel-toe safety shoes, safety glasses, gloves, hard hats, and other PPE as needed.
  • Cope with job-related stressors and demands in the work environment.
  • Read and understand information in documents or on computer screens.
  • Use office equipment and operate a computer keyboard for database access, messaging, and document preparation.
  • Attend meetings on-site and potentially travel to other locations, including some air travel.
  • Communicate via telephone and in one-on-one or group discussions, meetings, and presentations.
  • Move light to medium-weight materials into storage locations.
  • Interact professionally with clients during stressful periods.

Other Attributes

  • Willingness to work overtime when required, including holidays and weekends.

Pay

$26.00–$30.64 per hour. The compensation range is a good-faith estimate and may vary based on job responsibilities, education, experience, skills, internal equity, market data, applicable collective bargaining agreements, and relevant laws.
