Position Summary
Performs duties necessary to operate and maintain the heating, ventilating, air-conditioning and electrical systems in order to provide a comfortable environment in classrooms, laboratories and offices on campus. HVAC mechanic is also responsible for training and completing HVAC work. Must be HVAC certified in North Carolina.
Duties and Responsibilities
- Maintains heating, ventilating, air conditioning, and electrical systems on campus.
- Inspects and performs preventive maintenance, cleaning, adjustment, repair and replacement of energy systems.
- Maintains equipment records for scheduling of maintenance, ordering of repair parts and optimal utilization of resources.
- Monitors systems performance with continuous attention to malfunctions and repair needs.
- Assists maintenance staff on specific jobs to facilitate their training.
- Ensures compliance with all applicable safety regulations, building codes and safety requirements.
- Counsels and trains new employees on HVAC systems.
- Conducts periodic inspections of College buildings and utilities system.
- Reports the results of inspections of any building deficiencies or the preventive maintenance schedule to the Maintenance Manager.
- Develops the building preventive maintenance schedule.
- Responds to emergency calls during non-business hours and determines corrective measures.
- Receives daily routine and emergency service calls and ensures that adjustments or repairs are accomplished.
- Keeps complete records of Freon use as dictated by E.P.A.
- General Maintenance Experience And Education
- Knowledge of the operation on pneumatic controls, DDC controls, and ladder diagrams.
- Ability to diagnose malfunctions of building mechanical and electrical systems.
- Knowledge of and skill in the use of various types of small power hand tools.
- Knowledge of the operation, repair and maintenance of various types of refrigeration equipment.
Experience and Education
- Equivalent experience, or Baccalaureate degree, relating to the mechanical/structural trades and/or a demonstrated knowledge of HVAC mechanical systems.
- Demonstrated ability to establish and maintain effective working relationship with diverse constituencies.
- Achieved written and oral communication skills are necessary.
- Computer literacy and a working knowledge with architectural plans and specifications are essential.
- HVAC Certification in the state of North Carolina is required.
