HVAC Technician

Hourly, full-time permanent position with benefits.

About the role

The HVAC Technician is responsible for maintenance and repair of all mechanical systems and temperature control work at the College. This role requires working in a positive, cooperative manner with other departmental personnel and the Colby community. The HVAC Technician reports to the Supervisor of Mechanical and Electrical Services.

Responsibilities

• Follow all safety rules and procedures.
• Safely operate tools and equipment necessary to perform job duties.

• Respond to emergency calls as necessary.
• Independently assess situations and form a plan for remedy.
• Respond to work orders and requests.
• Demonstrate communication and leadership skills.
• Perform work in a prompt, neat, and careful manner that displays common sense, planning, and thoughtfulness.
• Coordinate work with other shops.
• Notify and/or obtain advice from the Supervisor of Mechanical and Electrical Services or call for assistance as appropriate.
• Inspect, maintain, and service cooling towers, condensers, compressors, chillers, heat pumps, motors, air handlers, fume hoods, fans, control systems, and other heating, air conditioning, and refrigeration systems.
• Maintain customer comfort levels in all campus buildings.
• Maintain proper chemical balance on all closed water systems.
• Maintain pool water chemical balance, temperatures, and associated equipment.
• Maintain Energy Management System (EMS), including repairs, scheduling, and troubleshooting.
• Schedule equipment, start/stop equipment, and perform other EMS responsibilities as assigned.
• Maintain all PM records and CMMS records/updates.
• Maintain refrigerant logs and disposal records.
• Identify and tag all new equipment installed.
• Support other trades and assist with heating, cooling, plumbing, electrical, and other similar problems.
• Make recommendations to the supervisor regarding improvements and problems.
• Maintain tools, equipment, and mechanical areas in a clean, neat, orderly condition.

Requirements

• High School Diploma or equivalent required.
• Valid Maine Driver’s License required.
• At least one of the following applicable licenses: Universal Refrigerant License, Maine State Limited Electrical License or better, Maine State Oil Burners License.
• Mechanical knowledge and ability in the operation, maintenance, adjustment, and service of mechanical equipment and systems generally used in institutional buildings.
• Knowledge and ability in the maintenance and repair of plumbing systems.
• HVAC control systems experience, pneumatic and DDC.
• Experience with water-to-air and water-to-water heat pumps required.
• Ability to read and understand plans, specifications, and other technical documentation.
• Computer skills are required.

Preferred Qualifications

• Additional post-secondary education, such as an associate degree, related college courses, seminars, certificates, or other documented training.
• Geothermal heat pump experience is a plus.

Pay

Starting rate: $24.00 per hour.

Physical/Mental Demands

• Regular movement throughout office spaces, hallways, meeting rooms, and other campus locations.
• Extended use of a computer, including keyboard and mouse.
• Lifting up to 10 pounds regularly; occasional lifting of up to 35 pounds.
• Ability to see clearly at close and far distances and adjust focus as needed.
• Dynamic and engaging work environment involving multiple tasks and projects that require shifting focus and strong organizational skills.
• Moderate noise level, with occasional louder sounds depending on campus activity.
• Handle sensitive matters with care, professionalism, and respect for privacy.
• Interact with members of the public and others in a professional, respectful, and thoughtful manner.
• Work with a variety of timelines, including quick turnaround and responsiveness to urgent needs.
