HVAC Technician 2

About the role

The HVAC Technician 2 performs maintenance duties utilizing HVAC skills and may occasionally exercise supervisory responsibility for a small work crew. This role operates computerized and other controls to manage, monitor, and adjust HVAC and other mechanical building systems. Work includes HVAC/R service and maintenance, as well as occasional plumbing, electrical, or other building maintenance support. The position requires direct contact with the community and exceptional customer service abilities.

Responsibilities

• Perform complex duties involving all aspects of HVAC, mechanical, electronic/electrical systems, including Energy Management systems, repair, troubleshooting, installation, and preventive maintenance.
• Promote teamwork, cooperation, and resolve challenges while working in varied environments and conditions.
• Respond to work requests (30%).
• Maintain and organize assigned equipment and tools in clean, secure, and working conditions (5%).
• Perform routine and preventive maintenance tasks, including greasing bearings, changing oil, filters, belts, aligning pulleys, shafts, motors, chemical treatments, and cleaning coils, tubes, or other components (25%).
• Repair, overhaul, and maintain refrigeration compressors, water chillers, boilers, pneumatic control systems, heating and air conditioning systems, refrigeration control valves, condenser coils, filters, switches, and related devices (20%).
• Maintain and repair electronic HVAC controls (5%).
• Perform scheduled and unscheduled testing and inspection of cooling towers, boilers, air handlers, pumps, motors, chilled water, and hot water systems, and mechanical rooms (10%).
• Occasionally support other trades and Facilities divisions as needed (5%).
• Perform other duties as assigned.

Requirements

• Minimum Type 2 EPA Certification and 2 years of experience in HVAC maintenance and/or service.
• Ability to lift 50 lbs and perform tasks requiring climbing ladders, walking, pushing, pulling, kneeling, crawling, standing, reaching, and lifting.
• Ability to work safely around high voltage and high-pressure equipment, at heights above 30 feet, and in cramped spaces.
• Valid driver’s license.
• Available for on-call work on a rotating schedule with other technicians.
• Considered essential personnel; may be required to work during adverse weather conditions and emergencies.
• Work in adverse conditions, including extreme temperatures, and limited access areas such as crawl spaces, attics, and equipment areas.

Qualifications

• Preferred: Associate’s degree in HVAC or related field with 2 years of experience, or high school diploma with 4 years of related experience.
• EPA Universal refrigerant certification.
• Experience in campus facilities, higher education, or vocational/trade training.
• Experience with computerized maintenance management systems, 3-phase power systems, building codes, and ASHRAE standards.
• Experience with boilers and chillers in 2-pipe and 4-pipe configurations, building automation, and HVAC controls.

Skills

• Knowledge and experience in HVAC systems, including heat pumps, package and split systems, boilers, chillers, pumps, building exhaust systems, and controls systems/software.
• Ability to follow oral and written instructions, read prints and specifications, and use HVAC tools, materials, and equipment.
• Strong work ethic, positive attitude, and professional appearance.
• Adherence to industry-standard safety practices, federal/state/local codes, and university procedures.

Schedule

Monday–Thursday, 8:00 AM–5:00 PM; Friday, 8:00 AM–1:30 PM.
