HVAC Tech II

In a safe, efficient and professional manner, the HVAC Technician performs preventative, corrective and predictive maintenance, troubleshoots and services commercial and industrial HVAC systems. Experience includes maintenance of ACUs, AHUs, heat pumps, VAVs, DDCs and ventilation systems. The Technician performs tests, rounds and analysis of data to ensure equipment is functioning properly. Experience maintaining chillers, boilers and kitchen equipment is a plus.

Responsibilities

• Ensures efficient HVACR equipment maintenance according to established standards.
• Obtains, reads and comprehends sequence of operation of HVACR equipment/systems, controls schematics, blueprints, equipment service manuals and/or owners/maintenance manuals for efficient daily duties.
• Maintains, installs, troubleshoots, repairs, monitors operation and records readings of HVAC systems.
• Monitors BMS, checks for refrigerant system operation efficiency, stops/starts systems, operates refrigerant recovery equipment, vacuum pumps, charging equipment and service gauges using best practice procedures, brazes refrigerant piping and lubricates fans, motors and linkages.
• Analyzes and determines the root cause of any HVACR system problems/malfunctions.
• Informs appropriate parties of any problems/malfunctions reported or found in a timely and accurate manner; takes corrective action as needed.
• Documents problems found, fixes applied, and recommended future work in service reports; closes report only after client is satisfied.
• Maintains accurate and timely logs for equipment operation, lubrication, air pressure drop differential across filters/coils, refrigerant, chemical water treatment, and inventory of filters, belts, and spare parts.
• Maintains service tools and equipment in good and safe working order; keeps work areas clean.
• Orders correct supplies for PMs, maintenance, and repairs; stocks vehicle or shop with proper tools and critical parts.
• Maintains company equipment and tracks vehicle maintenance needs.
• Assists other mechanics and operators with major repairs and maintenance of building and equipment.
• Works closely with CMMS planner/scheduler or recommends to supervisor how to optimize preventative maintenance tasking and program.
• Follows safety practices and uses personal protective equipment as required by OSHA and company policy.
• Knows the whereabouts of all emergency equipment (e.g., fire extinguishers, eyewash stations, first aid supplies).
• Safely uses hand tools, power tools and test instruments to maintain, troubleshoot and repair various types of equipment.
• Complies with departmental policy for safe storage, usage and disposal of hazardous materials; completes job hazard analysis forms prior to work.
• Attends OEM and supervisor-assigned classes and seminars.
• Completes and submits timesheets and other assigned paperwork accurately and on time.
• Communicates effectively to determine needs; works on-call rotation for after-hours emergency work.
• Performs other duties as assigned.

Requirements

• High school diploma.
• Certified 2-year HVAC technical certificate or state-approved HVAC license.
• HVAC experience working on industrial/commercial HVAC equipment and systems.
• Valid driver’s license.
• EPA Universal Refrigeration License.
• Ability to read and interpret safety rules, operating and maintenance instructions, and procedure manuals.
• Ability to write routine reports and correspondence.
• Ability to speak effectively before groups of customers or associates; bilingual in Spanish is a plus.

Work Environment

• Work in environments requiring safety equipment such as steel-toe shoes, hearing protection, hard hats, eye protection, and hand protection.
• Abide by OSHA guidelines including lock-out/tag-out and HAZCOM, and all other Viox/customer-driven safety initiatives.
• Hours of work are defined by business volume and contract schedules.
• Ability to handle stressful situations and remain calm in the face of customers and subordinates.

Pay

Compensation range: $28 to $44 per hour.
