HVAC Service Technician III –

Position Summary

The HVAC Technician III is a senior-level technician responsible for installing, maintaining, and repairing heating, ventilation, and air conditioning systems in residential and/or commercial settings. This role requires advanced knowledge of HVAC systems, the ability to lead small teams, troubleshoot complex issues, and provide mentorship to junior technicians. Tech III is also responsible for ensuring all work meets quality and safety standards, codes, and regulations.

Key Responsibilities

• Diagnose and troubleshoot complex HVAC issues, including RTUs, chillers, heat pumps, boilers, and VRF/VRV systems.
• Perform advanced repairs and preventive maintenance on HVAC equipment and controls.
• Install HVAC systems and components in accordance with project specifications and local/state codes.
• Lead or mentor HVAC Tech I and II team members on job sites.
• Interpret blueprints, schematics, and technical manuals to complete installations and repairs.
• Work directly with clients or property managers to explain issues and provide service solutions.
• Ensure proper documentation of work orders, equipment logs, and service reports.
• Comply with all safety policies and procedures, including PPE usage and lockout/tagout processes.
• Maintain an inventory of parts, tools, and materials on the service vehicle or at the job site.
• Participate in on-call rotation and respond to emergency service requests.

Qualifications

• A high school diploma or GED required; technical training or associate’s degree in HVAC preferred.
• A minimum of 5–7 years of verifiable experience in HVAC service or installation.
• A valid EPA Universal Certification required.
• A valid driver’s license with a clean driving record.
• A strong understanding of HVAC codes, controls, and system integration.
• Proficiency with service software (e.g., ServiceTitan) and diagnostic tools.
• The ability to work independently and manage time efficiently.
• Excellent communication and leadership skills.
• A physical ability to lift 50+ lbs, work at heights, and in various weather conditions.

Preferred Experience

• Experience in the multifamily, commercial, or hospitality sector.
• Certifications such as NATE, OSHA 10/30, or equivalent.
• Experience with BAS/BMS controls (Building Automation Systems).
