About the role

The HVAC Refrigeration Equipment Mechanic is responsible for technical HVAC/Refrigeration related equipment maintenance and service work. The incumbent inspects, maintains, installs, and repairs commercial and industrial air conditioning, refrigeration, and heating systems in accordance with local codes, operations manuals, and manufacturers’ instructions. This includes split systems, packages, window units, heat pumps, gas heaters, electrical heaters, and related ventilation systems located in Authority facilities.

This job opening is used to fill current and future vacant positions in this classification at various shifts, locations, and assigned days off. Selection is based on fitness and ability, with preference given to Maintenance and Construction District, System-Wide (L689), Authority-Wide, and external candidates, respectively.

Responsibilities

• Installs various types of air conditioning, heating, and refrigeration units in accordance with local codes, manufacturers' recommendations, and standard specifications, including charging the system, performing installation start-up, and checking operation procedures.
• Diagnoses equipment failures and performs necessary repairs by making appropriate adjustments to the system and/or replacing malfunctioning components.
• Performs repairs, inspections, required adjustments, testing, troubleshooting, cleaning, lubrication, and scheduled maintenance on assigned HVAC and refrigeration systems, subsystems, and components using schematics, wiring and flow diagrams, standard operating procedures, operation manuals, manufacturers’ specifications, and EPA standards.
• Performs preventive, scheduled, unscheduled, or corrective maintenance, troubleshooting, and tests on all HVAC/Refrigeration systems, subsystems, and components using measuring equipment such as multimeters, flow meters, pressure gauges, leak detectors, vacuum pumps, pneumatic control testers, and air velocity indicators.
• Operates special shop equipment including drills, grinders, fork trucks, hoists, and cranes.
• Maintains conditioning and refrigeration systems by performing scheduled maintenance inspections and tests, removing, replacing, or repairing defective or worn parts, lubricating and cleaning or recharging equipment, performing leak detection tests, soldering or brazing tubing and piping, installing and replacing filters, metering devices, and solenoids, and adjusting or calibrating pneumatic equipment to manufacturers' specifications.
• Maintains HVAC electrical components (circuits, wiring, starters, relays, and motors) by performing maintenance inspections and tests, removing, replacing, and repairing defective or worn parts, and cleaning and lubricating components as needed.
• Calibrates and adjusts electrical control devices such as thermostats, humidistats, modulating valves, relays, and controllers to ensure operational condition.
• Completes required forms, tags, and other documentation describing maintenance work. Enters data into the Authority maintenance database and prepares parts requisitions for supervisor approval to maintain equipment integrity and compliance with local and federal documentation standards.
• Maintains and promotes awareness and accountability for safety policies and procedures while performing job functions. Promotes a positive safety culture and encourages reporting of safety concerns.
• Shovels snow and operates snow removal equipment as required.
• Works variable shifts, days, and nights as required.

Requirements

Knowledge

• Industry best practices for HVAC system maintenance.
• Maintenance procedures and practices, HVAC and refrigeration theory, and the materials, parts, tools, test equipment, and operating systems associated with heating, ventilation, and air conditioning systems.

Skills

• Good communication and interactive skills to engage courteously and effectively with supervisors, co-workers, patrons, and other internal customers.
• Ability to select and use correct HVAC/Refrigeration tools, test equipment, and parts; interpret test results to perform maintenance.
• Interpretation of HVAC and refrigeration symbols, schematics, wiring diagrams, refrigeration flow diagrams, operations manuals, manufacturer's manuals, and maintenance instructions.

Abilities

• Evaluate conditions and make independent decisions based on advanced knowledge of heating, air conditioning, and refrigeration theories and principles as they relate to plant operations.
• Work from ladders, scaffolding, and other high-rise equipment.
• Work in a team environment, receive supervision, and complete assignments in a timely and accurate manner.
• Identify and apply basic facts and principles of the Authority's operating, maintenance, and safety rules, regulations, and procedures.

Qualifications

• High School Diploma or possession of a General Equivalency Certificate (GED).
• Satisfactory completion of an accredited vocational school and/or training program in basic heating and air conditioning repairs (on-the-job mechanical training is acceptable).
• A minimum of six (6) years of experience satisfactorily performing the duties of an HVAC/Refrigeration Equipment Mechanic or performing the duties of an HVAC/Refrigeration Equipment Mechanic A for one (1) year.
• Must possess a valid Journeyman or Master HVAC/Refrigeration license from Maryland, District of Columbia, or Virginia.
• Environmental Protection Agency (EPA) Universal CFC (Chlorofluorocarbons) Certification, Type I, II, III.
• A valid driver's license.
