Responsibilities
- Avoids delays in the operation of the department by ensuring the proper handling, maintenance, storage, and security of all department equipment.
- Maintains high operational uptime for property equipment by completing work orders promptly.
- Conducts daily property walk-throughs to assess safety and efficiency of facilities and maintenance operations; physical structure; mechanical, electrical, and HVAC systems; and other related items.
- Oversees completion of all routine maintenance on public space, function space, outlets, back of house areas, and external space and verifies completion of repairs, replacements, and renovations throughout the property.
- Maintains accurate records of repairs, preventive maintenance, equipment tests, meter readings, and other activities.
- Regularly inspects property, including rooms, outlets, and amenities, to ensure adherence to standards.
- Ensures physical property and services comply with regulations regarding safety, security, and property quality standards.
- Assists in property projects related to construction, renovation, facility repair, decoration, and capital expenditures.
- Ensures compliance with building and safety codes, and other regulations. Works with local building code officials as required.
- Investigates safety issues by interviewing those involved in the accident/incident to determine causes and recommend solutions.
- Conducts training for other operating departments on the safe and efficient use of equipment and energy in the property. Ensures quality and timeliness of work performed by contracted vendors.
Qualifications
- Ability to communicate regularly with the Director of Engineering regarding issues, risk, and liability concerns, or other important business matters.
- Experience in managing and overseeing the operation of department equipment and systems.
- Knowledge of preventive maintenance programs and energy efficiency practices.
- Ability to conduct daily property walk-throughs and inspections.
- Experience in investigating safety issues and recommending solutions.
- Strong organizational and record-keeping skills.
- Ability to train others on the safe and efficient use of equipment and energy.
