Title: High-Rise Multifamily Construction Project Manager | Self-Performing Developer Company: Leading NYC Residential Self-Performing Developer Compensation: $140,000-$200,000 Location: Brooklyn, NY Work Authorization: US Citizen or Green Card ONLY The ideal High-Rise Multifamily Construction Project Manager | Self-Performing Developer is responsible for:Lead the day-to-day management of a major ground-up high-rise multifamily development in Brooklyn, overseeing all construction activities, contractors, and consultants.Utilize systems, processes, and checklists to manage all aspects of the project from preconstruction through completion.Monitor project KPIs to identify and resolve potential issues before they impact schedule, budget, or quality.Coordinate with architects, engineers, construction teams, partners, lenders, neighbors, and other project stakeholders.Prepare requests for proposals and help select and assemble the design and development team.Work closely with expeditors and code consultants to secure necessary approvals, permits, and project sign-offs.Oversee value engineering initiatives and collaborate with construction teams to optimize project costs.Lead all aspects of development, including design, permitting, contract negotiations, and construction execution.Maintain project schedules and ensure key milestones are achieved on time and within budget.Provide regular project status reports to company principals and stakeholders.Review and approve project invoices for completeness and accuracy.Coordinate with the finance department to ensure timely invoice processing and recordkeeping.Manage the construction loan process, prepare monthly requisitions, and develop project financial reports.Maintain and execute project contracts in accordance with company requirements.Track and report project status to investors, lenders, and joint venture partners.Assist with the continued growth and development of the company's construction and development platform. The ideal High-Rise Multifamily Construction Project Manager | Self-Performing Developer will have:5+ years of ground-up construction experience as a Project Manager.High-rise multifamily residential construction experience is REQUIRED.Experience managing large-scale residential developments from preconstruction through completion.Understanding of vendor selection, subcontractor management, and construction procurement.Bachelor's degree in Architecture, Civil Engineering, Construction Management, or a related field. A master's degree is a plus.NYC Metro construction experience is REQUIRED.Exceptional communication, organizational, and problem-solving skills.Strong understanding of construction procedures, NYC building codes, estimating, budgeting, scheduling, and safety practices.Proven leadership skills and the ability to coordinate multiple trades and project stakeholders.
