Non-exempt position responsible for maintaining the appearance of the community’s exterior features, amenities, and curb appeal. Performs minor repairs as directed by the Service Director.

Responsibilities

  • Inspect the community throughout the day to remove litter, debris, and pet droppings
  • Ensure all common areas, office space, and amenities are neat and free of litter inside and outside
  • Remove trash and remaining items from vacant apartments before make-ready; transfer trash to dumpster or storage area and maintain storage areas
  • Complete assigned minor and routine service requests as directed by the Service or Community Director
  • Assist the make-ready specialist in the apartment turn process
  • Change all locks in accordance with property policy and ensure pool gates meet safety codes
  • Distribute notices and communications to residents
  • Report observed hazards or dangerous situations to supervisors
  • Demonstrate customer service skills by treating residents and others with respect, answering questions, and responding to complaints
  • Comply with safety and risk-management policies, attend safety meetings, complete required OSHA training, and report accidents promptly
  • Participate in organizational initiatives such as journey vision, innovation, community service, and change management

Requirements

  • High school diploma or GED preferred
  • Employment history demonstrating safe use and maintenance of hand tools, power tools, and mechanical equipment
  • Ability to read and comply with product labels, safety manuals, and policy documents
  • Proficiency in customer service and interpersonal communication
  • Basic math skills for maintenance tasks
  • Ability to apply logical thinking to define and solve problems
  • Rudimentary computer skills to access company software
  • Current valid driver’s license

Physical Demands

  • Regularly stand, walk, reach, climb, stoop, and squat
  • Frequent exposure to outside elements (temperature, weather, odors, landscape hazards)
  • Ability to operate golf carts, walk extended distances, and navigate stairs daily
  • Lift, carry, push, or pull up to 50 pounds independently and up to 150 pounds with assistance
  • Specific vision abilities: close, distance, color, peripheral, depth perception, and ability to adjust focus
  • Occasional travel may be required for training, meetings, or property assistance

Schedule

40 hours per week. Typical site hours: Monday–Friday 9:00 AM–6:00 PM, Saturday 10:00 AM–5:00 PM, Sunday 1:00 PM–5:00 PM. Groundskeepers often begin work up to one hour before the leasing office opens.
