Groundskeeper - Houston, TX

About the Role

Valiant Residential is seeking a Porter/Groundskeeper responsible for daily maintenance and care of landscaping tools and equipment (blower, pressure washer, etc.). This role involves keeping the exterior and common areas of the property clean, assisting with make-ready units, and supporting the maintenance team as needed. Additional duties may be assigned by the supervisor.

Responsibilities

• Ensure the appearance of all property areas (community office, model, apartments, amenity areas, etc.) meets or exceeds Valiant Residential’s standards.
• Assist the team with community functions.
• Pick up litter daily.
• Sweep/blow breezeways.
• Clean areas around dumpsters.
• Clean out vacant apartments.
• Maintain mail rooms, pool areas, laundry rooms, etc.
• Assist with pool maintenance.
• Water plants as needed.
• Maintain the sprinkler system.
• Apply insecticides, fertilizers, and herbicides as needed.
• Mow and trim lawns.
• Reseed lawns and replant if necessary.
• Properly stake trees.
• Prune trees and shrubs correctly.
• Weed lawns and all other planted areas.
• Make drainage corrections.
• Replace breezeway light bulbs.
• Assist with distributing notices.
• Support make-readies and other maintenance work as directed.
• Notify supervisor of grounds issues handled by the landscaping vendor.

Requirements

• Minimum one year of full-time related experience.
• Strong verbal and written communication skills in English; bilingual in Spanish is a plus.
• Willingness to perform all required tasks.
• Knowledge of work safety habits.
• Ability to professionally represent the company.
• Maintain a valid driver’s license and reliable transportation.
• Able to work on-call (as necessary) and extended hours, including after-hours and weekends.
• Attention to detail and meticulous work ethic.
• Ability to organize and prioritize work.
• Strong social skills to interact with residents.
• Self-motivated; ability to work individually and on a team.
• High school diploma or equivalent.

Physical Requirements

• Ability to sit, stand, climb, stoop, and remain at a desk for up to 8 hours or more.
• Ability to walk the property for up to 8 hours (or more) in various weather conditions.
• Ability to climb stairs for showing properties to prospective tenants.
• Ability to lift up to 30 lbs. as needed.
