About the Role
A successful Grounds Technician is detail-oriented, a trustworthy team player, and takes pride in their work. This position requires accountability and attentiveness to provide excellent customer service when interacting with residents, associates, and vendors.
Responsibilities
- Perform daily grounds maintenance of the property, including picking up and disposing of all trash, pet defecation removal, maintaining pet waste stations, sweeping walkways, and snow removal (where applicable).
- Maintain all trash rooms/areas for cleanliness and functionality; ensure trash chutes are operable and unclog them as needed.
- Clean pools as directed, monitor chemical balance, and maintain logs as required by city ordinances (when applicable).
- Conduct inspections and routine repairs of the irrigation system (when applicable).
- Assist Maintenance and Housekeeping teams in preparing vacant apartment homes (e.g., trash out vacant units).
- Accompany vendors to vacant and/or occupied units as needed.
- Clean windows, breezeways, all amenities/common areas, model homes, and offices.
- Complete building repairs/paint and replace exterior/interior light bulbs as needed.
- Water plants manually as needed.
- Assist the team with distributing resident correspondence and notices while maintaining the privacy of confidential and sensitive information.
- Monitor supplies and maintain equipment.
- Ensure the maintenance shop/custodial area is clean, organized, and professionally presentable at all times.
- Utilize Weidner-issued cell phone and specified apps as part of daily responsibilities.
Requirements
- Able to lift and carry up to 80 pounds/36.3 kilograms, climb ladders, and climb multiple flights of stairs at a time.
- Able to use an appliance dolly and push/pull up to 200 pounds/90.7 kilograms.
- Able to work outdoors in all weather conditions.
- Able to be on feet constantly for an entire work shift (if applicable).
- Complete tasks in a safe and efficient manner.
- Ability to work in a fast-paced environment with strong motivation to learn and contribute daily.
- Able to give professional directions clearly in person, over the phone, email, and text.
- Experienced in Microsoft products (Word, Excel, PowerPoint, and Outlook) preferred.
- Yardi, HappyCo, and Paycom experience preferred; willing and able to learn new software programs.
- Follow Weidner’s Mission, Vision, and Values and comply with all Weidner policies and procedures, as well as all Fair Housing, local, state/province, and federal laws.
- Prompt, regular attendance; wear company dress code/uniform and maintain a professional appearance at all times.
- Work effectively and cooperatively in a team environment and/or independently.
- Ability to work overtime as requested.
- Willing and able to be assigned to other Weidner properties as needed.
- Working knowledge of English; detail-oriented and well-organized.
- Must agree to a criminal background check and sign an agreement for voluntary drug testing.
- Must have access to a personal vehicle and/or reliable transportation at all times.
- Driver’s license, vehicle, and vehicle insurance must be valid, unexpired, and match the country in which the associate will work.
