Job Responsibilities
- Perform mechanical work necessary for the installation and maintenance of equipment, systems, and facilities.
- Conduct preventative maintenance and repairs on all air & water distribution system equipment.
- Re-lamp indoor and outdoor spaces.
- Daily operation, inspection, maintenance, repair, or assist in repairs of building Energy Management System & Building Automated System, and Fire Safety System.
- Stay updated on the operation of these systems through manuals or service representative training.
- Conduct daily/weekly tours of mechanical spaces, tenant/public areas, roofs, and building grounds.
- Respond to service calls/tenant requests for HVAC, plumbing, lighting, escorts, general carpentry & painting duties, key making, picture hanging, moving furniture and equipment safely as needed, and provide support or assistance when needed.
- Communicate with the owner, owner's representative, or supervisor on the work performed and the present status of the mechanical system.
- Stay abreast of changes (safety and code) in the field through seminars and other educational means.
- Provide information for input to the client work order tracking system to initiate work orders for unscheduled jobs, develop materials lists for ordering, and may be required to provide technical support for projects.
- Respond to emergency situations and trace, troubleshoot and repair problems.
- Conduct general housekeeping to mechanical/electrical rooms including sweeping, mopping, and painting.
- Perform routine repairs related to Carpentry, General Maintenance, and assist all other trades as required.
Requirements
- High School Diploma with three to five years related experience and/or training; or equivalent combination of education and experience.
- Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
- Ability to write routine reports and correspondence.
- Ability to speak effectively before groups of customers or employees of the organization.
- Ability to calculate figures and amounts such as discounts, interest, commission, proportions, percentages, area, circumference, and volume.
- Ability to apply concepts of basic algebra and geometry.
- Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.
- Ability to deal with problems involving several concrete variables in standardized situations.
- Basic computer skills such as Internet searches, use of email systems, electronic manuals, electronic learning, etc.
- Hands-on experience in HVAC and knowledge of HVAC codes and regulations preferred.
About the Role
The role requires the ability to lift up to 50 pounds, climb ladders, work in tight spaces, and perform physical labor related to maintenance and repair. The noise level in the work environment is usually moderate to loud. Possible frequent exposure to moving mechanical parts and risk of electrical shock. Occasional exposure to wet and/or humid conditions; high, precarious places and outside weather conditions. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. Availability to respond to after-hours emergencies as necessary.
