General Manager (Class A Office/Retail)

As General Manager, you will shape the day-to-day experience and long-term performance of an exceptionally complex, high-profile asset. This role is for a seasoned commercial real estate leader who thrives at the intersection of operational excellence, financial performance, and exceptional service. You will lead a sophisticated onsite team, partner with executive stakeholders, oversee critical building operations and capital initiatives, and serve as a trusted leader to some of the property’s most important tenants and partners.
Deutsche Bank Center is managed by Related Commercial Management Company (RCMC), a subsidiary of Related Companies, which oversees prestigious office and retail spaces across Hudson Yards, Deutsche Bank Center, and 85th & 10th. The portfolio includes state-of-the-art office towers like 50 Hudson Yards, 55 Hudson Yards, and 30 Hudson Yards, home to Fortune 500 companies and global industry leaders.
Responsibilities
- Provide strategic and day-to-day leadership across building operations, engineering, capital improvements, tenant relations, vendor management, financial performance, compliance, risk management, and service delivery.
- Strategic Leadership & Building Operations:
- Provide strategic and operational leadership for the day-to-day management of Deutsche Bank Center.
- Establish and maintain best-in-class operating standards, policies, procedures, and protocols across all areas of property management.
- Lead the onsite management team, fostering a culture of accountability, professionalism, collaboration, and continuous improvement.
- Oversee building engineering, maintenance, life-safety systems, security, cleaning, common areas, tenant services, and overall physical plant performance.
- Ensure the property consistently meets the highest standards for quality, reliability, cleanliness, presentation, and service.
- Develop and implement proactive operating strategies that maximize building performance while minimizing tenant disruption.
- Oversee capital improvements, infrastructure initiatives, building projects, and tenant construction activity from an operational perspective.
- Ensure seamless coordination between building operations, leasing, construction, and tenant improvement activities.
- Identify operational risks and opportunities and develop solutions that enhance asset performance, efficiency, and resiliency.
- Tenant Experience & Hospitality:
- Serve as a senior point of contact for key tenants and stakeholders, cultivating trusted, long-term relationships.
- Deliver a high-touch, hospitality-driven tenant experience consistent with the standards of a premier Related property.
- Establish a service culture focused on responsiveness, professionalism, discretion, and accountability.
- Anticipate tenant needs and proactively address issues before they escalate.
- Oversee communication protocols for building operations, incidents, projects, disruptions, and other tenant-facing matters.
- Maintain strong relationships with tenants, ownership representatives, vendors, consultants, and other stakeholders.
- Ensure tenant concerns, service requests, and operational issues are addressed efficiently and with appropriate follow-through.
- Vendor & Service Partner Management:
- Lead the selection, engagement, performance management, and oversight of third-party vendors and service providers.
- Negotiate and manage vendor contracts while ensuring competitive pricing, service quality, and alignment with property objectives.
- Establish clear service expectations, performance standards, and KPIs for key vendors.
- Hold service providers accountable for performance and continuously evaluate opportunities to improve quality and efficiency.
- Ensure vendors operate in accordance with property standards, contractual requirements, safety protocols, and applicable regulations.
- Financial Management & Asset Performance:
- Lead the development and management of the property's annual operating budget, capital budget, forecasts, and long-range financial plans.
- Monitor operating expenses, revenue, cash flow, and overall financial performance.
- Partner closely with Asset Management, Property Controllers, Senior Accountants, and other stakeholders on financial reporting and variance analysis.
- Identify opportunities for cost control, operational efficiencies, and value creation without compromising service or asset quality.
- Review and approve invoices, contracts, expenditures, and financial commitments in accordance with company policies.
- Prepare and present financial and operational performance updates to senior leadership.
- Use financial and operational data to inform decision-making and improve overall asset performance.
- Compliance, Risk & Regulatory Oversight:
- Ensure compliance with all applicable federal, state, and local laws, codes, regulations, and company policies.
- Maintain strong oversight of NYC Department of Buildings requirements, permits, inspections, certifications, and compliance-related matters.
- Partner with engineering, security, legal, and other stakeholders to proactively identify and mitigate operational and safety risks.
- Ensure accurate and timely documentation of incidents, insurance matters, regulatory requirements, and building records.
- Maintain a high standard of ethics, integrity, confidentiality, and professional conduct.
- Capital Projects & Tenant Construction:
- Provide operational leadership and oversight during capital improvements, infrastructure projects, tenant fit-outs, and other major building initiatives.
- Partner with construction and project teams to ensure projects are executed safely, efficiently, and with minimal disruption to tenants.
- Review project plans from an operational perspective and identify potential impacts to building systems, tenant experience, and ongoing operations.
- Ensure smooth integration of completed projects into ongoing building operations.
- Technology, Innovation & Continuous Improvement:
- Leverage property management technology, CMMS platforms, building systems, and data to improve operational performance.
- Evaluate processes and systems to identify opportunities for greater efficiency, transparency, and service excellence.
- Champion continuous improvement initiatives that enhance the tenant experience and strengthen building operations.
- Stay current on emerging trends, technologies, and best practices in commercial real estate operations.
Requirements
- Education & Experience:
- Bachelor's degree in business, real estate, property management, engineering, or a related field preferred.
- 10+ years of progressive experience in commercial real estate/property management with significant experience in Class A Commercial/Office/Retail setting.
- Proven experience managing large-scale Class A, trophy, institutional-quality office assets and/or complex mixed-use properties.
- Experience managing highly visible properties with sophisticated tenants, demanding service expectations, and multiple internal and external stakeholders.
- Demonstrated experience leading onsite teams and third-party service providers.
- Strong background in budgeting, forecasting, financial reporting, vendor management, capital projects, compliance, and operational planning.
- Experience in New York City commercial real estate and familiarity with NYC building operations and regulatory requirements strongly preferred.

Pay
$160,000 - $190,000/yr + Discretionary Bonus
