About the role

The General Manager has full responsibility for all property (community) management activities and ensures that properties under their control are well-maintained, in good physical condition, and operate with stable fiscal performance, providing residents a clean and well-maintained community. The General Manager oversees management, coordination, and all phases of property operation, including leadership of community-based teammates, budget preparation and control, general administration, maintenance, leasing, collections, financial and administrative reporting, resident relations, and control of all financial resources and assets.

Responsibilities

  • Oversee all day-to-day aspects of on-site community management, maintenance, and financial monitoring of a community comprised of towers or multiple phases.
  • Manage, direct, train, and ensure the safety of all teammates; assess and respond to emergencies, make sound business decisions under pressure, and handle situations independently when support is unavailable.
  • Work closely with the Regional Property Manager and Regional Vice President, as well as other corporate-based teammates, for the coordination and successful lease-up of new property phases.
  • Ensure all residents meet compliance and eligibility requirements as established by partnership foundation documents and relevant local, state, and/or federal agencies; address noncompliance issues swiftly.
  • Hire, train, and evaluate the performance of all property teammates; recommend salary modifications and guide discipline in accordance with Michaels policies.
  • Stay abreast of the area market, including competitive properties and demographics.
  • Establish schedules and assign staff for office work, routine, and emergency tasks; approve paid and unpaid time-off requests.
  • Train teammates in safe operating procedures and report all accidents and emergencies accurately.
  • Create, design, and execute marketing campaigns for leasing rental units in conjunction with the Marketing Department, including promotions, property tours, and unit tours.
  • Direct the preparation, processing, modification, and signature of lease agreements and related forms.
  • Maintain knowledge of competition and market conditions; adjust business and marketing models to ensure competitiveness and compliance with applicable laws.
  • Assist in preparation and implementation of the annual budget; maintain accurate financial records, including payroll, daily bank deposits, and cash accounts.
  • Maintain vacancy information reports as required by corporate, investors, and monitoring agencies.
  • Supervise outside contractors working on the property; perform physical needs assessments, negotiate contracts, and ensure work is completed by deadlines.
  • Supervise the Facilities Maintenance Operations Manager, Maintenance Manager, or Maintenance Superintendent; establish schedules for routine, deferred, and emergency maintenance.
  • Participate in and direct office and maintenance staff regarding move-in/out and agency inspections.
  • Meet and work with residents, resident organizations, and service providers to address issues, make improvements, and maintain positive relations.
  • Comply with all Company Accounting and Operations directives, policies, and procedures.
  • Continually inspect property, record deficiencies, and take required actions according to Company guidelines.
  • Obtain all certifications or licenses required by the company, state, or agencies within the first year of employment; remain compliant with all relevant laws and policies.
  • Review weekly maintenance reports to ensure productivity and efficiency; monitor workload volume and verify accuracy of monthly maintenance work order reports.
  • Establish Capital Repair and Replacement plans with an emphasis on cost control and proactive maintenance.
  • Stay abreast of conditions throughout the property and immediately correct unsafe conditions.
  • Perform other duties and responsibilities as assigned.

Requirements

  • Three or more years’ experience as a community manager in large-scale multi-family residential property management, preferably with direct supervision of property management and maintenance operations.
  • Experience supervising large teams.
  • Multi-family residential leasing and marketing experience required.
  • LIHTC, Section 8, and/or Public housing experience preferred on affordable sites.
  • Accounting/Financial and Administrative background preferred.

Qualifications

  • High School Diploma or GED; College Degree (Associates/Bachelors) highly preferred.
  • Valid Driver’s License and acceptable driving record.
  • Certified Facility Manager (CFM) or Accredited Resident Manager (ARM) preferred.
  • All specific certifications required by law; must successfully complete all required courses, classes, and training.
  • COS designation for affordable sites.

Skills

  • Professional appearance and ability to resolve conflicts professionally.
  • Excellent organizational skills with attention to detail and ability to maintain accurate financial records.

Working Conditions

  • Primarily an office environment, with the ability to meet residents in their units, show units to potential residents, and inspect the property, often in multi-story facilities including climbing stairs.
  • May work around cleaning solvents, paint fumes, and landscaping chemicals.
  • Evening and weekend work may be required, as well as on-call response to emergency or maintenance situations.

Pay

Salary range: $68,787 to $91,855 annually. Individual pay is determined by work location and additional factors, including job-related skills, experience, and relevant education or training.
