General Maintenance Technician II
About the role
Provided a company van and tools, the Maintenance Technician II travels to a variety of customer sites to maintain commercial properties. May service a single location for a period of time; essentially required to travel every day. Travel may be local or national supporting all EMCOR Facilities Services business units in the general areas of Greenville, Charlotte, Beech Island. Travel out of area up to three weeks per month is possible.
Responsibilities
- Abides by all safety guidelines including OSHA regulations and lock-out/tag-out.
- Conducts “shift rounds” (regular checks of systems and equipment to identify issues and document performance).
- Competently maintains, troubleshoots, and performs substantial equipment repairs.
- Works independently and as part of the facilities maintenance team to inspect/evaluate operating characteristics such as speeds, pressures, vacuum, vibration, and features such as wear; replaces expendables (belts, hoses, fluids, filters, etc.).
- Performs preventative maintenance including diagnosis of malfunctioning apparatus and/or systems such as:
- HVAC equipment
- Fire life safety systems
- Plumbing and electrical systems
- Transformers, motors, motor starters, MCC panels, MCC circuits, variable frequency drives
- Replaces damaged or broken wires and cables
- Dock equipment (overhead doors, dock levelers, dock locks and seals)
- Building/parking lot lighting, photoelectric eyes, emergency lights/exit lights, 120-volt outlets for exterior building lighting
- Repairs systems and apparatus including rebuilding pumps, steam traps, valves, electrical and pneumatic solenoid devices.
- May paint walls, fix leaks and stoppages in plumbing, repair or replace sinks, piping, valves or drains.
- May maintain electrical controls, lighting, and electrical distribution systems.
- May assist with furniture moves and event set-ups.
- Performs administrative tasks such as parts ordering, PO creation, vendor management, and attends job/project meetings.
- Documents work results in the CMMS, analyzes findings, and recommends updates to PM list.
- Communicates effectively with coworkers and customer staff to ensure understanding of work requests and to inform customers about work status and expected completion dates.
- May manage maintenance projects, including complex equipment repair, and provide guidance to subcontractors of facilities services.
Qualifications
- Education: High school diploma (or equivalent) required; preference given to those with some undergraduate business or trade school training.
- Experience: Four years of experience and/or training including the application of mechanical, electrical, plumbing, and carpentry skills/concepts required. An equivalent combination of training, education, and manufacturing maintenance experience is acceptable.
- Licenses/Certifications: Valid driver’s license; forklift operator’s license; JLG operator’s license required.
- Language Skills: Ability to interpret instructions furnished in written, oral, diagram, or graphic form; interpret safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Working knowledge of Microsoft Word; ability to send/receive emails and manage an inbox; ability to operate work order systems and maintenance-specific software such as Building Automation. Ability to speak effectively before groups of customers and/or employees.
- Technical Skills:
- Use hand and small/large power tools
- Disassemble/reassemble fixtures, fans, pumps, HVAC equipment, and other building-related equipment
- Demonstrate general plumbing, electrical, and carpentry skills
- Demonstrate understanding of building systems and operation including HVAC, plumbing, electrical, life safety systems, and building envelope
- Competently operate a forklift, scissor lift, and aerial lift
- Operate a personal computer, cell phone, and/or electronic tablet
- Function with dynamic priorities, adapting to changing customer expectations and completing work requests efficiently with high quality standards
- Calculate figures and amounts (discounts, interest, commissions, proportions, percentages, area, circumference, volume)
- Apply concepts of basic algebra and geometry
- Solve practical problems and deal with a variety of concrete variables in situations with limited standardization
Physical Demands
Regularly required to stand for extended intervals with occasional scheduled breaks, walk, use hands to finger/handle/feel, reach with hands and arms, stoop, kneel, crouch, or crawl, and talk or hear. Frequently required to climb stairs and ladders. Must regularly lift and/or move up to 70 pounds at higher than chest level and tolerate adverse rooftop working conditions due to climate and extreme temperature changes.
Work Environment
- Moving mechanical parts and high, precarious places
- Occasional exposure to fumes or airborne particles, toxic or caustic chemicals, risk of electrical shock and vibration
